Questions from Boarshead
Will you come out to Boarshead?
We do. A small place gets exactly the same survey as a big one.
Is Boarshead in the area you cover?
Yes, Boarshead is one of the places we work. Every survey there gets the same written report with photos.
Are you insured?
We hold professional indemnity and public liability insurance, for every survey we carry out.
What does a thermal roof survey show?
It records surface temperature across the roof. Unusual patterns can point to trapped water, gaps in insulation or heat escaping, and we check them with moisture readings.
Does this replace a RICS home survey?
No. We check the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
Can you do a thermal survey in any weather?
Conditions on the day affect the results. It works best after a sunny day, with a dry roof surface and little wind. Rain, wind and heavy cloud can weaken the patterns, so we talk through the forecast as you book.
Can thermal imaging show missing insulation?
Thermal images can suggest where heat is escaping and where insulation may be missing. We do not give energy ratings or heat loss calculations, but the report shows where to look more closely.
Thermal roof survey in Boarshead: what you get
Our thermal survey records how the surface temperature varies across your roof. The patterns can suggest wet insulation, gaps in insulation or places where heat is getting out. It is important to know that the camera shows temperature, not water, so findings are checked with moisture readings. It comes as part of our Premium Survey, from £400. The report also notes the conditions on the day, since they affect what the camera can show. We survey pitched roof slopes, ceilings below the roof and commercial roofs, and common reasons people get in touch are damp around chimneys and parapets and gaps in loft insulation.
Villages like Boarshead often stand in open country, where wind can be strong. Strong wind or a downpour stops a small drone flying, and calm conditions also suit thermal imaging best. The visit is planned around the forecast, along with the journey and access. A change in the forecast can mean moving the visit to another day.
We write the report in plain English, so it makes sense without any roofing background. Photographs show what each point refers to, with the urgent items made clear.

What a thermal roof survey doesn’t cover
In fairness, a roof survey has limits:
- A formal energy assessment
- Readings unaffected by sun, shade or reflections
- A structural engineer’s assessment

Drones, thermal imaging and Boarshead roofs
Many older homes in Sussex have handmade clay tiles and tile-hung walls. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Steep or complicated roofs are frequently hard to see from the ground, which is where aerial photos and thermal images help. With Groombridge Place about 3.3 miles north, Boarshead sits in an area with a long building history. If you own one of the older houses, expect a mix of original materials and later repairs on the roof.
Boarshead is about 2 miles north-east of Crowborough, in East Sussex. In Boarshead, as across East Sussex, every roof gets the same careful survey. Boarshead is one of the places in East Sussex we cover for thermal roof surveys. There is also a page for Crawley.
All of TN6 is within our area for thermal roof surveys, from the main roads to the quietest streets. With the A26 close by, Boarshead is easy for us to reach for thermal roof surveys. Do you need a thermal roof survey in Boarshead?
Unexplained damp is one of the main reasons people ask for thermal imaging. A leak may start well away from where the stain appears. Temperature patterns can help narrow down where to look.
Typical things we are asked to look at include:
- Leaks far from where the stain appears
- Areas of a flat roof that may hold water
- Damp patches with no obvious cause
- Damp around roof outlets and upstands
Take a building like Beacon Academy: big roofs are where close-up aerial shots and thermal images show the most at once.

Prices for thermal roof surveys in Boarshead
Not every roof costs the same to survey, and it comes down to:
- Extensions, dormers and garages with roofs of their own
- Commercial roofs and larger buildings
- Features like valleys, chimneys, dormers and parapets
- Building height and the viewpoints available
Every price we give includes VAT, and the report is not charged as an extra. Prices start from £400, including VAT. Where your roof sits in the range depends on its size, height and access.
What to tell us when you get in touch
We will normally ask about:
- Any photos you have, taken from the ground or a window
- Whether there is a loft hatch, a shared roof or tricky access
- What’s prompted the survey
- The kind of building and roof involved
To book a survey, phone 07833 053749 or send us an email with the address and what you’d like to know about the roof. You will know the price before anything is booked.
What we look for on each type of roof
Felt and asphalt flat roofs
Felt and asphalt sit tight to the layers below, which often helps the camera pick up differences. We confirm any patterns with moisture readings.
Single-ply and EPDM roofs
Because these membranes are thin, patterns from below often show. Shiny surfaces can reflect heat, so we take care reading the images.

What we do, step by step
The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect about one to two hours at a typical home, and about three to four hours for a commercial roof. Cottages and farmhouses around Boarshead often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.
- First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
- The roof is inspected visually from safe viewpoints.
- We take thermal images of the roof to pick up temperature patterns.
- Any patterns of interest are checked with moisture readings where we can reach them.
- The report sets out the images, what they suggest and what we recommend.
How to prepare
- Keep pets out of the way during the survey
- Move anything stored under the loft hatch
- Note where any stains or damp appear

Tips from our surveys
Small things make a difference, both for the survey and for the roof itself. Our tips:
- Talk to us about the weather when booking
- Clear a path to the loft hatch before we arrive
- File the images with your roof records
- Check from the ground or a window, never by climbing
The report explains the conditions on the day and how they affected the images. That way you know how much weight to give each finding.
After repairs or a new covering, a later survey can confirm things are dry, when the conditions are suitable.
