About our thermal roof survey in Coombe
Wet insulation under a flat roof covering holds heat for longer than dry. So a wet patch can show as a warmer or cooler area on the camera. This can give an idea of how far water has travelled beneath the membrane, something you can’t usually tell from the surface. We then check those areas with moisture readings. Typical surveys look at ceilings that feel colder in places and heat escaping through the roof, across pitched roof slopes, flat roofs and loft conversions.
Somewhere as small as Coombe, older roofs are often steep and partly hidden by trees or outbuildings. Close-up drone photos and thermal images help show what can’t be reached safely. Weather and airspace are looked at before the visit, and the journey is planned in advance. Older roofs with steep slopes and tall chimneys are where the extra view helps most.
We write the report in plain English, so it makes sense without any roofing background. Photos show what each point refers to, with the urgent items made clear.

Can I check my roof myself?
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
What affects the cost of thermal roof surveys
Every roof is different, so prices are confirmed before you book. These are the things that affect it:
- The shape of the roof and its details
- How many separate roofs there are, such as extensions, dormers and garages
- Which survey package you book
- The size of the roof
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £400, including VAT.
What to tell us when you get in touch
Before you get in touch, it is useful to have:
- Any photos you have, taken from the ground or a window
- Anything about access we should know
- Any stains, drips or damp patches you’ve seen indoors
- What kind of property and roof it is
Not sure which survey you need? It’s easiest to phone 07833 053749 or email us and describe the roof and what’s worrying you. We’ll talk you through the options and what they cost.
What happens if roof problems are left?
Trapped water can harm decks, timbers and ceilings the longer it stays. Surveying sooner gives you more choice about what to do. Matching old materials, such as handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.
Prices start from £400, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.
What you get with us
- 5,000+ roofs surveyed
- Covered by professional indemnity and public liability insurance

Coombe questions
Is Coombe within the area you cover?
We do. A small place gets exactly the same survey as a big one.
How do I find out if my home in Coombe is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.
Will the camera show exactly where the water is?
Not directly. It shows surface temperature, and wet areas can show up because they hold heat differently. We confirm what it suggests with moisture readings.
Can thermal imaging show missing insulation?
Gaps and thin areas of insulation can show up on the camera. The difference is clearest when the building is heated and it is colder outside. We look from the loft as well, where there’s safe access.
How long will you be at the property?
Time on site depends on the roof; most visits take about one to two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. The report is sent afterwards by email.
Can you inspect my roof with a drone?
Yes, where applicable and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.
Does someone need to be in?
Not always. If we only need the outside, we can agree that ahead of time, but the loft and any rooms with damp need someone to let us in.
How the survey works
When we arrive, we start by asking what you’ve noticed and what you’d like to know. After that, we look at everything we can see safely, from ground level, from windows, in the loft space and by drone where applicable. Most surveys take about one to two hours on an ordinary house, though large, tall or awkward roofs take more time. Older roofs in small places like Coombe can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
- We check the roof from ground level, from windows and from the roof itself where it’s safe.
- A thermal camera records how the surface temperature varies across the roof.
- We check the patterns that stand out with moisture readings where there is safe access.
- We write up the thermal images alongside ordinary photos and recommendations.
Preparing for the visit
- If the roof is shared, arrange access with whoever manages the building
- Keep pets out of the way during the survey
- Make sure the loft hatch can be reached

Useful tips for Coombe property owners
Most of what helps is simple and safe from the ground. A few suggestions:
- File the images with your roof records
- Check the loft can be reached safely
- Photograph damp patches with the date
- Don’t climb onto the roof to look for leaks yourself
You can pass the report to a roofer so they can see where the problem areas seem to be. Each thermal image is matched to a normal photo, so the areas are easy to locate.
Clear outlets and gutters regularly, so water does not sit on the roof. The less water sits, the less can find its way beneath.
What this survey can’t tell you
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Whether the deck or roof structure is strong enough
- Confirming water without moisture readings
- A formal energy assessment
If in doubt, phone 07833 053749 or drop us an email and we will point you to the right survey before you book. The full list of what we check.

What a thermal roof survey looks like in Coombe
If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. Thatch survives on some older buildings in Buckinghamshire’s villages. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Older coverings on steep or tall roofs are hard to judge from below, so close-up close-up aerial shots and thermal images help.
Take an older house close to Church of St Peter and St Paul: thin or patchy insulation under an old roof often shows up clearly on a thermal image. For site and facilities teams at buildings such as Great Kimble Church of England School, a view from above covers a wide roof far faster than walking it.
