Thermal roof survey in Elmer

Thermal imaging is useful when a damp patch has no clear cause. Water can travel some distance under a roof covering before it shows inside, and temperature patterns can help us trace where it may have come from. The images are used alongside a visual inspection and moisture readings, so the findings do not rely on the camera alone. If you’ve noticed water that travels before it shows and damp that repairs haven’t cured, a survey will tell you what’s going on.

Around Elmer, a good many roofs are low enough to see partly from the garden or the street. Chimney tops, valleys and rear slopes are where close-up or thermal images help most. Both depend on the weather on the day, as calm, dry conditions suit both. Close-up images often show wear on ridges, verges and flashings that cannot be judged properly from the ground.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Landlords, agents and block managers in Elmer

With a portfolio of properties, surveys can be booked for more than one address. To discuss a number of properties, ring 07833 053749 or email us with the addresses.

If the property is let, the agent or a tenant can let us in. We survey on any day of the week, which can make access easier.

Honest limits

Without opening up the roof, some things stay hidden, so a survey has limits:

  • An energy rating for the building
  • Confirming water without moisture readings
  • Structural calculations, which need a structural engineer

If you’re not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer before booking. What a survey covers and does not.

Roof types and parts we check

  • Pitched roof slopes
  • Commercial roofs
  • Loft conversions
  • Ceilings below the roof
  • Insulated roof spaces
  • Flat roofs

Your questions about thermal roof surveys in Elmer

How do I find out if my home in Elmer is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Do you cover smaller places like Elmer?

Yes, Elmer is covered. We work right across London and the South East, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

How experienced are you?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

Can you give me structural calculations?

No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

What’s in the survey report?

It sets out what we found, why it matters and what we recommend, with photographs throughout. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

Do you use drones?

Yes, where it applies and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Practical tips

Nothing here needs a ladder. A few suggestions:

  • Tell us where and when you’ve seen damp or stains
  • Keep the report to compare against after any repair
  • Leave the roof to people with safe access
  • Don’t switch the heating off before the visit

Where a pattern cannot be confirmed, the report says what could help, such as electronic leak detection or opening up a small area.

Clear outlets and gutters regularly, so water does not sit on the roof. The less water sits, the less can find its way beneath.

DIY checks: what’s safe

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

The one thing to avoid is getting up close. Roofs are fragile and slippery. That part is for a survey.

Thermal roof surveys in Elmer: local notes

Elmer is within about 1 mile of the coast, and wind off the sea can be strong. Thermal imaging works best after a sunny day, with a dry roof surface and little wind, so the date is chosen with the forecast in mind. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.

For an older house near a landmark such as St Nicholas Church, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help. Anyone responsible for a site like Bishop Tufnell CofE Primary School will know that thermal images can show where wet insulation sits under a big flat roof.

What affects the price in Elmer

All our prices include VAT. The things that change the price are:

  • Whether thermal imaging or a drone is needed
  • Extensions, dormers and garages with roofs of their own
  • Basic, Standard or Premium
  • The type of building, from a house to a block or an office

Thermal roof survey starts from £400, including VAT. The final price depends on how big and how high the roof is, access and which survey you book.

Getting in touch

To price your survey accurately, we’ll ask about:

  • The property’s address and postcode
  • Access details, such as a loft hatch or a shared roof
  • The kind of building and roof involved
  • What’s prompted the survey

A quick phone call is normally the easiest start: call 07833 053749 or email us. The price is agreed before a date is set.

How the survey works

Photographs are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. A typical visit takes about one to two hours at a typical home, and more on a big or complicated roof. Being in a smaller place like Elmer does not change how the visit works: we look from the ground, from windows, from the loft and from the roof where it is safe. Point out any stains, cracks or loose pieces you’ve spotted.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. We carry out a visual inspection of the roof from wherever it can be seen safely.
  3. We take thermal images of the roof to pick up temperature patterns.
  4. Areas that look unusual on the camera are checked with moisture readings where possible.
  5. We write up the thermal images alongside ordinary photos and recommendations.

Before the survey

  • Buyers: confirm access with the estate agent or seller
  • Have any paperwork from past roof work to hand
  • Let us know about parking before the day
