About our gutter survey in Elmer
This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It is not a CCTV drain survey and we cannot see inside buried drains. Where water seems to be backing up from below ground, we’ll say so in the report, with a suggestion to book a separate drain survey. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. If you’re worried about leaks at the gutter joints and gutters overflowing in heavy rain, we can find out what’s behind it, on fascias and soffits, outlets and hoppers and downpipes alike.
Around Elmer, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Blocked gutters overflow and soak the walls below. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from ground level.
It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Should I look at the roof myself first?
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
How we price gutter surveys
All our prices include VAT. The things that change the price are:
- The number of roofs, including extensions and garages
- The shape of the roof and its details
- House, block, shop or office
- Building height and the viewpoints available
Prices quoted always include VAT, and the report is not charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.
What we need to know
There is no need for technical words. It is enough to tell us:
- Where water is showing inside, if it is
- Pictures of the roof from a safe spot, if you have them
- The kind of building and roof involved
- Your postcode, so we can check access and travel
Getting a price is simple: just phone 07833 053749 or email us, let us know about the property and we’ll explain which survey suits. We confirm the price before anything is booked.
Tips from our surveys
Most of what helps is simple and safe from ground level. Our suggestions:
- Include valley, parapet and box gutters when clearing
- Book gutter clearing once a year, more often near trees
- Watch for green marks down the brickwork
- Look for new stains on ceilings below valleys after rain
For let and shared buildings, the report can go on file and use it to plan upkeep. Photos make it easier to explain the work to owners, tenants or contractors.
Hidden gutters need clearing too. They block in the same way as the gutters you can see but you can’t check them from the street, so ask for them to be included when gutters are cleared.
How it works
It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit usually takes an hour or two for most houses, and about three to four hours for a commercial roof. Being in a smaller place like Elmer does not change how the visit works: we look from the ground, from windows, from the loft and from the roof where it’s safe. Point out any stains, cracks or loose pieces you’ve spotted.
- We start with what you’ve noticed, like damp or overflowing gutters.
- The eaves gutters, downpipes and fascias are looked at from ground level and windows.
- Valleys, parapets and box gutters are inspected where they can be seen safely.
- Where it’s safe, we check the loft for signs of water.
- A report with photos and recommendations follows.
Getting ready for the survey
- For flats, make sure roof access has been agreed
- Let us know where we can park nearby
- Jot down any questions you want answered
How to book

Why act early in Elmer
Our report is a dated record of what we found, useful when you’re planning maintenance or getting work priced. Without it, you are relying on what can be seen from the pavement. Tradespeople may need to travel further to a smaller place like Elmer, so it helps to plan roof work rather than call someone out in a hurry. A survey gives you that notice.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We will give you the figure before anything is booked.
Why book us in Elmer
- An independent view of the roof
- Surveys seven days a week
- Drone and thermal imaging surveys available
- Every finding written up with photos

FAQs for Elmer
Do roofs near the sea, like those around Elmer, take more of a battering?
Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.
How do I find out if my home in Elmer is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Are hidden gutters like valleys and box gutters included?
Yes, as far as they can be seen safely. We look from vantage points, the loft space and the roof itself where safe, and by drone where it’s applicable.
When does the report arrive?
Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, like an exchange date, tell us when you book.
Do you work in Elmer?
Yes. Our area covers London and South East England, and that includes Elmer.
Does this replace a RICS home survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Is it a structural engineer’s report?
No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.
Local roofs in Elmer
Elmer is within about 1 mile of the coast, and places near the sea get more salt in the air and more wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, and driving rain gets into whatever gap is left. If your home is older, it’s worth knowing whether it is listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.
If you look after a building such as Bishop Tufnell CofE Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you live in an older home near St Nicholas Church, old fixings, lead flashings and tall chimneys are typical of older roofs. Landlords with a home close to Ford station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
