Horsemere Green Gutter Survey
A survey of gutters, valleys, outlets and downpipes in Horsemere Green, carried out by an experienced roof surveyor. Every survey comes with a written report and photographs.
- Downpipes that are split or coming away
- Brackets that have dropped or snapped
- Overflowing eaves gutters
Gutter survey in Horsemere Green: what you get
We check the rainwater system above ground level: gutters, outlets, hoppers, downpipes and overflows. It is not a CCTV drain survey, so we can’t see inside underground pipes. Where water seems to be backing up from below ground, the report will say so, with a suggestion to book a separate drain survey. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. If you’ve noticed leaks at the gutter joints and soffits marked by water, we can find out what’s behind it, on downpipes, valley gutters and outlets and hoppers alike.
In a village or hamlet like Horsemere Green, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is usually the chimneys and lead flashings that need work first.
It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

Common questions in Horsemere Green
Is my home in Horsemere Green listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
I let a flat near Ford station. Can you check the roof?
Yes, rented property is part of what we cover. You can ring 07833 053749 or drop us an email with the address and a few details, including who will give access on the day.
Do you look in the roof space?
Where it is relevant to the survey and there is safe access, yes. A clear path to the hatch helps, and if the loft cannot be reached safely, the report says so.
Are you insured?
We hold professional indemnity and public liability insurance.
What happens after the survey?
You will receive the report by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
Could my damp wall be caused by the gutters?
The survey looks at whether rainwater is spilling onto the wall, through overflows, drips or damaged downpipes. We cannot see inside the wall itself, so the report covers what can be seen.
How much time does the visit need?
It normally takes between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. We’ll give you an idea when booking.
Different roofs, different checks
Box and secret gutters
Box and secret gutters often cause leaks indoors. Outlets, linings and overflows are checked as far as access allows.
Aluminium and other metal gutters
Joints and fixings are the weak points on metal gutters. We record any corrosion or leaks we see.
What a gutter survey doesn’t cover
It’s a careful look at the gutter, not the whole story. The main limits are:
- Gutters out of sight from every safe viewpoint
- Asbestos testing of old gutters, downpipes or soffits
- Blockages deep inside downpipes

What we do, step by step
When we arrive, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can safely be seen, from ground level, from windows, in the loft space and by drone where it applies. Most surveys take an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. Older rural homes like those around Horsemere Green can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.
- We agree which parts of the building you are most worried about.
- We look along each run for debris, sagging and drips.
- Outlets, hoppers, downpipes and overflows are inspected.
- We check fascias, soffits and walls for water damage.
- Findings are photographed and set out in a written report.
Before the survey
- Have any questions written down, so nothing gets missed
- If you are buying, check with the agent that we can get in
- Have any paperwork from past roof work to hand
Booking a survey

What else we do in Horsemere Green
Should I look at the roof myself first?
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
Roofs, chimneys and gutters in Horsemere Green
The coast is about 1 mile or less from Horsemere Green, and being near the sea means more wind and salt than a roof inland would face. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, and driving rain gets into whatever gap is left. If your home is older, it’s worth knowing whether it is listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.
If you own a rental within reach of Ford station, the gap between tenancies is a good time to have the roof looked at. If you look after a building such as St Mary's CofE Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. The streets around a church such as The Parish Church of St Mary are frequently among the oldest in a place, and if yours is one of the older homes nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.

Tips that help
Here are a few things we’d tell any owner, before and after a survey:
- Have gutters cleared at least once a year
- Have overhanging branches cut back
- Don’t climb a ladder to look in the gutters
- Include valley, parapet and box gutters when clearing
The report comes with photos and recommendations, prioritised by urgency where relevant. You can pass it to whoever you choose to do the work so they know what needs doing.
Get trees and climbers near the eaves trimmed back using someone with the right kit. Less debris means fewer blocked outlets.
