Thermal Roof Survey in Lambs Green
Thermal imaging to find moisture and heat loss patterns in a roof for Lambs Green and the rest of West Sussex. We survey on weekdays, Saturdays and Sundays.
- Damp around roof outlets and upstands
- Leaks far from where the stain appears
- Water getting in at parapets and stacks
Thermal roof survey in Lambs Green: what you get
Our thermal survey records how the surface temperature varies across your roof. The patterns can suggest wet insulation, gaps in insulation or places where heat is getting out. It is important to know that the camera shows temperature, not water, so we check what it shows with moisture readings. Thermal imaging is included in our Premium Survey, from £400. Conditions on the day affect the results, and the report explains how. We are often asked to look into thin or uneven insulation in the roof and leaks far from where the stain appears, on loft conversions, ceilings below the roof and commercial roofs.
Older buildings in small places like Lambs Green may be listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, which suits a building where any change needs care, before anyone decides what work it needs. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.
The report is written in plain words, so you do not need to be a roofer to follow it. Photographs show what each point refers to.

How it works
When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can be seen safely, using the ground, windows, the loft and a drone where applicable. The survey typically takes roughly 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. In a small place like Lambs Green, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- We go through the roof, the problem and the weather expected on the day.
- We look over the roof from wherever it’s safe.
- Thermal images are taken across the roof and, where there is safe access, in the loft.
- Patterns that stand out are checked with moisture readings.
- The report pairs each thermal image with a photo and explains what it suggests.
How to prepare
- Make sure the loft hatch can be reached
- Jot down any questions you want answered
- Buyers: confirm access with the estate agent or seller

Advice
What you can safely check yourself
It is useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book.
During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.
How the survey changes by roof type
Loft insulation
The difference is clearest when the home is heated and it’s cold out. Our report notes how the conditions affected the images.
GRP fibreglass roofs
Cracks in GRP can let water into the boards beneath. We combine a visual check of cracks with the thermal images around them.
What affects the price in Lambs Green
Every roof is different, so prices are confirmed before booking. These are the things that affect it:
- The use of thermal imaging or a drone
- House, block, shop or office
- How tall the building is and how easy the roof is to see
- How big the roof is
Every price we give includes VAT, and the written report is part of the package. Prices start from £400, including VAT. Size, height and access decide where your roof falls.
Helping us price your survey
We will normally ask about:
- How the loft is reached, if there is one
- The property’s address and postcode
- The reason for the survey, like buying, a leak or storm damage
- What kind of property and roof it is
If you’re buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or send us an email when you are ready.
Before and after the survey
Most of what helps is simple and safe from the ground. A few suggestions:
- Remember the conditions on the day affect the results
- Keep a record of when stains appear
- Check from ground level or a window, never by climbing
- Photograph damp patches with the date
We note the weather and surface conditions, and how they may have affected the results. It helps you judge how firm each finding is.
Deal with small splits and lifted seams promptly. Water that gets under a covering can spread a long way before it shows.
Lambs Green questions
Will you come out to Lambs Green?
Yes, Lambs Green is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Can you fly a drone over a roof in Lambs Green?
That depends on where the roof is and on the weather. Lambs Green is about 1 mile from the edge of the flight restriction zone around Gatwick Airport. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. The flight also waits for calm, dry weather.
Does this replace a RICS home survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Can you do a thermal survey in any weather?
Conditions on the day have a big effect on what the camera can show. A dry surface, little wind and a sunny spell beforehand help most. We record the conditions in the report, so you know how much weight to give the images.
Do I have to be there for the survey?
Someone needs to let us in if we’re looking inside or in the loft. We will talk about access as you book.
Is thermal imaging useful on pitched roofs?
On pitched roofs, the camera can point to heat loss and some damp patterns. We explain what the images can and cannot tell you, and we check them with a visual inspection and moisture readings.
Can you give me structural calculations?
No. We note visible signs such as sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

What else we do in Lambs Green
Do you need a thermal roof survey in Lambs Green?
Cold rooms under a roof, or high heating bills, lead some people to ask about heat loss. Missing or slipped insulation can stand out as temperature differences, particularly when it’s warm inside and cold outside.
Typical things we are asked to look at include:
- Damp where roofs meet walls and chimneys
- Patches of heat loss across the roof
- Ceilings that feel colder in places
- Damp around roof outlets and upstands
Take a building like Rusper Primary School: thermal images can show where wet insulation sits under a big flat roof.
Choosing a roof surveyor
- Whether any drone flown is registered with the CAA
- Whether the price includes VAT
- Will the report include photos?
- Whether you can ask questions once you have the report
Flying and imaging in Lambs Green
There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council. Lambs Green is about 1 mile from the edge of the flight restriction zone around Gatwick Airport. If your survey includes the drone, we check the exact boundary for the address before flying.
If your home is one of the older ones in the streets near St Mary Magdalene church, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help. If you run a business near County Mall, large commercial roofs are often easiest to see by drone or thermal camera.
