What we can’t see

Before booking, it is worth knowing what a survey won’t do:

  • Proving moisture from the images alone
  • Clear results when the conditions on the day are poor
  • An energy rating for the building

If in doubt, phone 07833 053749 or email us and we’ll point you to the right survey before booking. What our survey covers.

What we look at

  • Ceilings below the roof
  • Loft conversions
  • Pitched roof slopes
  • Insulated roof spaces
  • Flat roofs
  • Commercial roofs

Thermal roof survey in Gossops Green: what you get

A thermal survey isn’t a quick fix for every roof problem. It shows surface temperature, and things like sun, shade, reflections and wind all affect the readings. That’s why we check findings with moisture readings and a close visual inspection. The report is clear about what the images show and what they don’t. If a finding can’t be confirmed, the report suggests a next step. We survey ceilings below the roof, loft conversions and pitched roof slopes, and the problems we are asked to look at most are areas losing heat at the eaves and junctions and water getting in at parapets and stacks.

Around Gossops Green, lots of roofs are low enough to see partly from the garden or the street. The parts you can’t see, such as rear slopes, valleys and chimney tops, are where a drone or thermal camera adds detail. The forecast decides the day, as calm, dry conditions suit both. Close-up images frequently show wear on ridges, verges and flashings that can’t be judged properly from ground level.

If any part of the roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

How the survey changes by roof type

GRP fibreglass roofs

Glossy GRP can reflect heat. We allow for reflections and confirm findings with moisture readings.

Parapets, valleys and junctions

Damp at junctions can be hard to see by eye. We combine a close visual check with the thermal images.

When to book a survey in Gossops Green

After a long-running leak, insulation under a flat roof can stay wet. Owners want to know how far it has spread before deciding what to do. A thermal survey, checked with moisture readings, can give a much clearer picture.

Typical things we’re asked to look at include:

  • Leaks far from where the stain appears
  • Areas of a flat roof that may hold water
  • Wet areas near outlets and upstands
  • Damp that repairs haven’t cured

If you live in an older home near St Peter's, thin or patchy insulation under an old roof often shows up clearly on a thermal image.

Before you book any roof surveyor

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • What the survey won’t cover
  • Which viewpoints they use to see the roof
  • What happens after the report arrives

What’s in a roof survey

Thermal roof surveys in Gossops Green: local notes

The flight restriction zone around Gatwick Airport covers Gossops Green, or comes right up to its edge. If the drone is used for your survey, permission from the airport is needed first, and the flight only goes ahead if it is given. Gossops Green is part of Crawley, one of the post-war new towns. Homes from the post-war decades are common in the new towns, many with low-pitched roofs in concrete tiles and flat-roofed garages or porches. Low-pitched roofs can be hard to see from the street, which is where a drone or thermal camera helps.

Shop and office owners around County Mall may find that big, flat commercial roofs are where close-up aerial shots and thermal images help most. If you look after a building like Ifield Community College, a view from above covers a wide roof far faster than walking it.

Gossops Green is about 1 mile west of Crawley, in West Sussex. We cover Gossops Green and the rest of West Sussex, as part of our work across London and the South East. We cover towns and villages across West Sussex, from the larger towns to small villages.

What affects the cost of thermal roof surveys

Not every roof costs the same to survey, and it comes down to:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Commercial roofs and larger buildings
  • The size of the roof
  • The use of thermal imaging or a drone

A Basic Survey starts from £150, inc. VAT. Standard is from £250 and Premium from £400. You’ll know the price for your roof before booking.

Helping us price your survey

The more you let us know, the easier it is to price the survey. When you contact us, it helps to mention:

  • Pictures from the garden or a window, if you have them
  • The address and postcode of the property
  • Any stains, drips or damp patches you’ve seen indoors
  • How the loft is reached, if there is one

Booking is simple: just call 07833 053749 or email us and give us some details about the property and we will suggest the right survey. We confirm the price before anything is booked.

How the survey works

The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit typically takes roughly 1–2 hours at most homes, or half a day or so for a commercial building. Parking around Gossops Green is usually easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside, while taller roofs may need other vantage points or the drone where applicable.

  1. We start by discussing the roof, any signs of damp and how the weather may affect the images.
  2. The roof is inspected visually from safe viewpoints.
  3. A thermal camera records how the surface temperature varies across the roof.
  4. We check the patterns that stand out with moisture readings where there’s safe access.
  5. We write up the thermal images alongside ordinary photos and recommendations.

Preparing for the visit

  • Clear the way to the loft hatch
  • Gather any invoices or paperwork from past roof work
  • For flats, make sure roof access has been agreed

Advice

Should I look at the roof myself first?

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Gossops Green questions

Can you fly a drone over a roof in Gossops Green?

Usually it comes down to two things: the airspace at the address and the weather. The flight restriction zone around Gatwick Airport covers Gossops Green, or comes right up to its edge. We ask the airport for permission before flying there, and only fly if it’s given. The flight also waits for calm, dry weather, though the rest of the survey goes ahead either way.

Is Gossops Green within the area you cover?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Is this a RICS survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.

What does the report include?

It sets out what we found, why it matters and what we recommend, with photos throughout. Anything we couldn’t see safely is noted too, so you know exactly what was covered.

How experienced are you?

More than 5,000 surveys over 20+ years, across London and South East England.

How do I book a survey in Gossops Green?

It’s easiest to phone 07833 053749 or send us an email. Give us the address and a few details about the roof. We survey on any day of the week.

Will the survey show heat loss through my roof?

The camera can point to heat loss and gaps in insulation. The survey is not an energy rating or a heat loss calculation, but the report shows where to look more closely.
