How the survey changes by roof type

Parapets, valleys and junctions

Damp at junctions can be hard to see by eye. A careful visual inspection goes alongside the images.

Pitched slate and tile roofs

Inside the loft space, thermal images can help with damp around stacks, valleys and roof windows. We check any patterns with moisture readings.

Thermal roof survey in Little Woodcote

Thermal imaging works best in the right conditions. It helps to have a sunny day beforehand, a dry surface and calm air. Rain, wind and cloud can all make the patterns weaker. We talk through the forecast when booking, and the report explains how the conditions on the day affected the results. We are frequently asked to look into damp that repairs haven’t cured and patches of heat loss across the roof, on insulated roof spaces, pitched roof slopes and commercial roofs.

London airspace is busy and tightly controlled: restriction zones surround Heathrow, London City Airport and London Heliport, and Hyde Park, the City of London and the Isle of Dogs have restricted areas of their own. Before a drone goes up in Little Woodcote, the address is checked against all of them, and where permission is needed, the flight waits for it.

Where we cannot see part of the roof, the report says so. That way, it is clear what was covered and what wasn’t.

What this survey cannot tell you

Without opening up the roof, some things stay hidden, and that sets some limits:

  • A formal energy assessment
  • Whether the deck or roof structure is strong enough
  • Seeing water directly, as the camera shows temperature, not moisture

If in doubt, ring 07833 053749 or send us an email and we’ll point you to the right survey before you book. What our survey covers.

Little Woodcote: your questions answered

Is parking a problem for a survey in Little Woodcote?

Usually it is manageable with a little notice. Let us know what parking is available nearby, and the visit is planned around it.

Can you fly a drone over a roof in Little Woodcote?

The answer turns on the exact location and the conditions on the day. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. A small drone cannot fly safely in strong wind or a downpour.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

How many surveys have you done?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and the South East.

Will the survey show heat loss through my roof?

Thermal images can suggest where heat is escaping and where insulation may be missing. We do not give energy ratings or heat loss calculations, but the images show where improvements may help.

Can you survey a shared roof?

Yes, once access has been agreed. Roofs over flats are often shared, so whoever owns or manages the building needs to agree access. We inspect only the parts we’re allowed to reach.

Will I get photos?

Yes. We photograph the roof as we go, and the report uses them to show each finding.

How it works

Every roof is different, but as a rough guide the survey takes an hour or two at a house, including the thermal images, and around 3–4 hours for a commercial roof. If you have questions on the day, just ask. In Little Woodcote, visits are available on weekdays and at weekends. London parking is frequently by permit or pay-and-display, so it helps to know what’s near you, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they frequently give the best view of a rear addition.

  1. We go through the roof, the problem and the weather expected on the day.
  2. The roof is inspected visually from safe positions.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. We take moisture readings where the images suggest a problem.
  5. Each image is set beside a normal photo and explained in the report.

Before the survey

  • Keep pets in another room
  • Let us know about parking near the property
  • Agree roof access with the managing agent if it’s shared

Advice

Flying and imaging in Little Woodcote

Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these. Nonsuch Mansion, about 3.3 miles north-west, is one of the historic houses in the wider area around Little Woodcote. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

If you run a business near Centrale Croydon, big, flat commercial roofs are where close-up aerial shots and thermal images help most. Little Woodcote is in London, so parking needs planning: let us know about parking bays, permits or a driveway when booking, as a space near the door can’t be promised. If your house is among the older ones in the streets near St. Patrick's Church, thin or patchy insulation under an old roof often shows up clearly on a thermal image.

DIY checks: what’s safe

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
