About our thermal roof survey in Woodcote Green

A thermal survey can point to places where heat is escaping through the roof. Missing or slipped insulation and gaps at the eaves frequently show up as temperature differences. The difference shows most clearly when it is warm inside and cold outside. Our report points out what the images suggest and where to look more closely. We don’t give energy ratings or heat loss calculations. Common reasons to book are patches of heat loss across the roof and gaps in loft insulation, across ceilings below the roof, loft conversions and commercial roofs.

London’s roofs are often hard to see from the street: valley gutters behind parapets, dormers and flat-roofed rear additions. Drone photos and thermal images can show parts of a roof that are hard to reach safely. Weather on the day decides whether it goes ahead, in Woodcote Green as anywhere. What a thermal image shows is temperature, so anything that looks like moisture is checked with a meter.

We write the report in plain English, so you don’t need to be a roofer to follow it. Each point is backed by a photo where possible, and recommendations are put by urgency where it matters.

When you need someone else

Some things can’t be seen without opening up the roof, so a survey has limits:

  • Whether the deck or roof structure is strong enough
  • Hidden layers that need to be opened up to check
  • Insulation values or heat loss calculations

If in doubt, phone 07833 053749 or drop us an email and we’ll recommend the right survey. What our survey covers.

Roof types and parts we check

  • Pitched roof slopes
  • Ceilings below the roof
  • Commercial roofs
  • Loft conversions
  • Flat roofs
  • Insulated roof spaces

What we look for on each type of roof

Felt and asphalt flat roofs

Built-up felt and asphalt roofs can hide trapped water for a long time. Thermal imaging helps suggest where it is, given suitable conditions on the day.

Parapets, valleys and junctions

Damp at junctions can be hard to see by eye. A careful visual inspection goes alongside the images.

Thermal roof surveys in Woodcote Green: local notes

In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Older coverings on steep or tall roofs are hard to judge from below, so close-up aerial photos and thermal images help. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

For businesses in and around places like St George's Walk, big, flat commercial roofs are where photos from the air and thermal images help most. If your home is one of the older ones in the streets near St. Patrick's Church, older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help. For site and facilities teams at buildings such as Wallington High School for Girls, a drone or thermal camera can show a large roof in a single visit.

Woodcote Green: your questions answered

Is my home in Woodcote Green listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Can you fly a drone over a roof in Woodcote Green?

The answer turns on the exact location and the conditions on the day. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. The flight also waits for calm, dry weather, though the rest of the survey goes ahead either way.

Do you work in Woodcote Green?

Yes. We survey roofs across London and South East England, and that includes Woodcote Green.

Will thermal imaging find my leak?

Thermal imaging can help, alongside other checks. The results depend on conditions on the day. Where it can’t be pinned down, the report suggests a next step, like electronic leak detection.

How long does the survey take?

It normally takes about one to two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. You’ll then get the report by email.

Is it a structural engineer’s report?

No. We point out what can be seen, like sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

Can thermal imaging show missing insulation?

Gaps and thin areas of insulation can show up on the camera. The difference is clearest when the building is heated and it’s colder outside. We look from the loft as well, where there’s safe access.

Useful tips for Woodcote Green property owners

Here are a few things we’d tell any owner, before and after a survey:

  • Photograph damp patches with the date
  • Note where damp appears and after what weather
  • Keep the heating on as usual before a heat loss survey
  • Check outlets after heavy rain

Buyers can use the findings when talking to the seller or agent. What you do with it is up to you, whether that’s asking for work or discussing the price.

Keep outlets and gutters clear so water drains off the roof quickly. Less standing water means less chance of it getting under the covering.

The survey, step by step

After the inspection, everything we found is written up as a written report with photos, emailed to you. As for time on site, most surveys take about one to two hours at a typical home, with bigger or more complicated roofs taking longer. In Woodcote Green, as in much of London, plenty of properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, let us know as you book.

  1. You let us know about the roof and any damp, leaks or cold rooms.
  2. The weather and surface conditions are recorded.
  3. A full inspection and thermal imaging are carried out together.
  4. We back up the thermal patterns with moisture readings.
  5. The Premium report reaches you the same day, and we go through it with you in person.

Related advice

Should I look at the roof myself first?

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
