For landlords and managing agents

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Tell us about it when booking and we’ll plan the survey around it.

Thermal roof survey in Minstead

Wet insulation under a flat roof covering holds heat for longer than dry. So a wet patch can show as a warmer or cooler area on the camera. This can give an idea of how far water has travelled beneath the membrane, something you cannot typically tell from the surface. We then check those areas with moisture readings. Common reasons to book are damp patches with no obvious cause and damp where roofs meet walls and chimneys, across insulated roof spaces, ceilings below the roof and commercial roofs.

Older buildings in small places like Minstead may be listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, so it’s a gentle way to see the condition of an old roof. Check with the council before planning any work on a listed building or one in a conservation area.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Useful tips for Minstead property owners

Nothing here needs a ladder. Our suggestions:

  • Let us know where and when you’ve seen damp or stains
  • Use the report as a baseline for later checks
  • Take photos of stains as they appear, so we can compare
  • Do not climb onto the roof to look for leaks yourself

Premium Surveys include an in-person consultation, giving you the chance to talk through the images and findings. There’s a 12-month follow-up too.

Deal with small splits and lifted seams promptly. Once water gets under a membrane, it can travel far before it appears inside.

Why it’s worth a survey now in Minstead

The longer moisture sits in a roof, the more it can affect timbers and finishes below. Looking now, while the damage may still be limited, keeps more options open. Outbuildings and barns around Minstead are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.

A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400, both inc. VAT. We confirm the exact price before booking.

Why us?

  • Two decades and more of roof surveys
  • Insured for professional indemnity and public liability
  • Drones and thermal imaging where it applies
  • Surveys seven days a week

The survey, step by step

We’ll ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes an hour or two for most houses, rising to roughly 3–4 hours on a commercial building. In a small place like Minstead, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We go through the roof, the problem and the weather expected on the day.
  2. We look over the roof from wherever it’s safe.
  3. Thermal images are taken across the roof and, where there’s safe access, in the loft.
  4. Patterns that stand out are checked with moisture readings.
  5. Each image is set beside a normal photo and explained in the report.

Getting ready for the survey

  • Have any questions written down, so nothing gets missed
  • For flats, check roof access has been agreed
  • Clear the way to the loft hatch

Booking a survey

Advice

FAQs for Minstead

Will you come out to Minstead?

Yes, Minstead is on our map. A small place gets exactly the same survey as a big one.

How do I find out if my home in Minstead is listed?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Will you walk on the roof?

Only when it is safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed, and the report notes anything we couldn’t see.

What does a thermal roof survey show?

It records surface temperature across the roof. Unusual patterns can point to trapped water, gaps in insulation or heat escaping, which we then check with moisture readings.

Will I get photos?

Yes, plenty. Pictures sit next to the findings they show, so you can see what we mean.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

What’s the best way to book?

It is easiest to call 07833 053749 or use the contact form. Give us the address and a few details about the roof, and we’ll point you to the right survey. Surveys run seven days a week.

Thermal roof surveys in Minstead: local notes

Some Hampshire villages still have thatched roofs. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Many roofs like these can’t be judged properly from the pavement, and that’s where a view from above or a thermal image earns its place. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

The streets around a church such as Church of All Saints are frequently among the oldest in a place, and if you own one of the older houses nearby, thin or patchy insulation under an old roof often shows up clearly on a thermal image. For any home in Minstead, it’s the small, early fault that is cheapest to put right.

Can I check my roof myself?

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we check the roof.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry and it will help the survey.

What this survey cannot tell you

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • Readings unaffected by sun, shade or reflections
  • Structural calculations, which need a structural engineer
  • An energy rating for the building

If in doubt, ring 07833 053749 or drop us an email and we’ll point you to the right survey. The full list of what we check.
