Thermal roof surveys for homes and businesses in Redford
Your report sets out the thermal images alongside ordinary photos, making it clear where on the roof each pattern is. Each one comes with an explanation, the moisture readings and our recommendation. With a Premium Survey, the report reaches you the same day. If you have questions, the in-person consultation gives you time to go through them. A follow-up 12 months later is included too. If you’re worried about missing or slipped insulation and wet insulation beneath the membrane, a survey will tell you what’s going on.
In a village or hamlet like Redford, roofs can be steep, old and hard to see from the lane. Close-up drone photos and thermal images help show what cannot be reached safely. Both the forecast and the airspace are checked first, and the journey is planned in advance. Older roofs with steep slopes and tall chimneys are where the extra view helps most.
We write the report in plain English, so you don’t need to be a roofer to follow it. Each point is backed by a photograph where possible, and recommendations are put with the most urgent first where relevant.

Tips from our surveys
There’s plenty you can do without going near the roof. Here’s what helps most:
- Check the loft can be reached safely
- Remember the conditions on the day affect the results
- Use the report as a baseline for later checks
- Do not switch the heating off before the visit
We note the weather and surface conditions, and how they may have affected the results. It helps you judge how firm each finding is.
Keep an eye on ceilings under the roof for new stains. Early action keeps insulation from staying wet.

What a survey costs
A few things affect what a survey costs:
- The use of thermal imaging or a drone
- Extra roofs, like extensions, dormers or garages
- Whether you choose the Basic, Standard or Premium Survey
- The shape of the roof and its details
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 inc. VAT. We will tell you which package suits the questions you have.
What to tell us when you get in touch
The more you let us know, the easier it is to price the survey. When you contact us, let us know:
- Dates you are working to, such as exchange
- What made you get in touch
- Your postcode, so we can check access and travel
- How the loft is reached, if there is one
A quick phone call is typically the easiest start: phone 07833 053749 or email us and we’ll ask a few questions about the roof. The price is agreed before a date is set.
What this survey cannot tell you
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Seeing water directly, as the camera shows temperature, not moisture
- Structural calculations, which need a structural engineer
- What’s inside walls or under coverings, without opening up
If in doubt, phone 07833 053749 or drop us an email and we will point you to the right survey. What a survey covers and does not.
Roof types and parts we check
- Pitched roof slopes
- Insulated roof spaces
- Loft conversions
- Ceilings below the roof
- Commercial roofs
- Flat roofs
How the survey works
We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes about 1–2 hours at most homes, or half a day or so for a commercial building. Somewhere as small as Redford, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- We talk through the roof, any damp or leaks, and the weather expected on the day.
- The roof is inspected visually from safe viewpoints.
- We take thermal images of the roof to pick up temperature patterns.
- Areas that look unusual on the camera are checked with moisture readings where possible.
- We write up the thermal images alongside ordinary photos and recommendations.
Getting ready for the survey
- Mention any parking restrictions on your street
- Keep pets out of the way during the survey
- Gather any invoices or paperwork from past roof work

Your questions about thermal roof surveys in Redford
Is Redford in the area you cover?
Yes, Redford is one of the places we work. Every survey there gets the same written report with photographs.
How do I find out if my home in Redford is listed?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.
Do you survey roofs on blocks of flats?
Yes, once whoever controls the roof agrees access. We look at the parts we are given access to, and the report makes that clear.
How long is the visit?
It usually takes roughly 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. The written report follows by email.
What conditions are best for thermal imaging?
Conditions on the day affect the results. A sunny day beforehand, a dry surface and calm air all help. Rain, wind and heavy cloud can weaken the patterns, so we discuss the forecast when booking.
Is this an asbestos survey?
No. Asbestos surveys and testing are not part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings.
Which days do you carry out surveys?
Visits run seven days a week in the daytime. Let us know your preferred days when you book.
What we look for on each type of roof
Loft insulation
Loft insulation is easily disturbed when people store things or run cables. The camera can show where it no longer covers the ceiling.
Single-ply and EPDM roofs
Because these membranes are thin, patterns from below frequently show. Reflections from shiny surfaces can affect readings, which we allow for.
Airspace, weather and Redford roofs
If your survey includes the drone, the flight is checked against the Drone Safety Map first. With Cowdray House about 3.4 miles south-east, Redford sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.
The streets around a church such as Church of St Luke are frequently among the oldest in a place, and if your house is among the older ones nearby, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

What happens if roof problems are left?
Buyers get extra information from thermal images that the eye can miss. Hidden problems found before exchange can be raised with the seller or agent. For an older or listed building in a place like Redford, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.
