Rivenhall End: your questions answered

Do you carry out roof surveys in Rivenhall End?

We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Does a conservation area affect roof work in Rivenhall End?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

What happens next?

We email you the written report with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

How many surveys have you done?

We have completed more than 5,000 surveys, over more than 20 years.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and sampling aren’t something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

Do I need to be at home?

Someone needs to let us in if we’re looking inside or in the loft. We’ll talk about access as you book.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.

Thermal roof survey in Rivenhall End

Thermal imaging is a useful tool, but it has limits. It shows surface temperature, and things like sun, shade, reflections and wind all affect the readings. We back up the images with moisture readings and a careful look at the roof. The report is clear about what the images show and what they don’t. Where something can’t be confirmed, we say what would help next. We are frequently asked to look into possible trapped moisture under a flat roof covering and stains that keep coming back, on flat roofs, insulated roof spaces and commercial roofs.

Some older homes in villages like Rivenhall End are listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, so it is a gentle way to see the condition of an old roof. Check with the council before planning any work on a listed building or one in a conservation area.

After the visit, you get a written report with photos, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

What we do, step by step

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. Most visits take an hour or two for most homes, plus time to check any thermal findings with moisture readings. Somewhere as small as Rivenhall End, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We go through the roof, the problem and the weather expected on the day.
  2. We look over the roof from wherever it’s safe.
  3. Thermal images are taken across the roof and, where there is safe access, in the loft.
  4. Patterns that stand out are checked with moisture readings.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Thermal roof surveys in Rivenhall End: local notes

In Essex, older buildings are often clay-tiled, many with weatherboarding, and lots of post-war and modern estates besides. Steep or complicated roofs are frequently hard to see from ground level, which is where aerial photos and thermal images help. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

For an older house near a landmark like Church of St Mary and All Saints, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that’s where a view by drone or thermal camera helps.

Signs you need a thermal roof survey in Rivenhall End

After a long-running leak, insulation under a flat roof can stay wet. Owners want to know how far it has spread before deciding what to do. Thermal images and moisture readings together can show the likely extent.

It is worth booking a survey if you’ve seen:

  • Ceilings that feel colder in places
  • Thin or uneven insulation in the roof
  • Water getting in at parapets and stacks
  • Damp that repairs haven’t cured

If you look after a building like Rivenhall Church of England Primary School, a drone or thermal camera can show a large roof in a single visit.

Before booking anyone

  • What experience they bring
  • Whether the loft is part of the inspection
  • What exactly goes into their report
  • How they’ll see the roof: from ground level, the loft, the roof or by drone

What to expect from a roof survey

Different roofs, different checks

Felt and asphalt flat roofs

Felt and asphalt roofs often show wet areas as patches that differ from the rest. We check those patches with moisture readings.

Single-ply and EPDM roofs

On big single-ply roofs, the camera helps show where to take readings. It focuses the survey on the areas that matter.

What affects the cost of thermal roof surveys

To price your survey, we look at:

  • The type of building, from a house to a block or an office
  • The height of the building and how the roof can safely be seen
  • The package you choose: Basic, Standard or Premium
  • The use of thermal imaging or a drone

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.

Getting in touch

We’ll normally ask about:

  • Your timetable, such as an exchange date
  • Your postcode, so we can check access and travel
  • Any marks or damp showing indoors
  • Whether there’s a loft hatch, a shared roof or tricky access

When you are ready to go ahead, ring 07833 053749 or drop us an email. We’ll suggest a package, agree the price and find a date, weekday or weekend.

What a thermal roof survey doesn’t cover

Without opening up the roof, some things stay hidden, and that sets some limits:

  • What’s inside walls or under coverings, without opening up
  • Structural calculations, which need a structural engineer
  • An energy rating for the building

Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you before booking. What a survey covers and does not.
