About our thermal roof survey in Ulting

Thermal imaging is a useful tool, but it has limits. It shows surface temperature, and things like sun, shade, reflections and wind all affect the readings. We back up the images with moisture readings and a careful look at the roof. The report is clear about what the images show and what they don’t. If a finding cannot be confirmed, the report suggests a next step. If you’ve noticed ceilings that feel colder in places and missing or slipped insulation, a survey will tell you what’s going on, on insulated roof spaces, flat roofs and loft conversions alike.

In a small place like Ulting, open ground can mean strong wind. Strong wind or a downpour stops a small drone flying, and calm conditions also suit thermal imaging best. We plan the journey, access and timing around the weather. If the day turns windy or wet, the visit can be moved.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Thermal roof surveys around Ulting

Ulting lies within about 5 miles of the sea, and coastal wind can be strong. Thermal imaging works best after a sunny day, with a dry roof surface and little wind, so the date is chosen with the forecast in mind. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, and lots of post-war and modern estates besides. Steep or complicated roofs are often hard to see from ground level, which is where close-up aerial shots and thermal images help.

Take an older house close to Church of All Saints: steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that is where a view by drone or thermal camera helps.

Ulting is about 3 miles north-west of Maldon, in Essex. Ulting is part of the area we cover across London and South East England. Ulting is one of the towns and villages in Essex where we work for thermal roof surveys.

Do you need a thermal roof survey in Ulting?

Not every roof problem shows on the surface. Wet insulation, gaps in insulation and heat loss are often invisible from outside. A thermal camera adds another way of finding them.

It is worth booking a survey if you’ve seen:

  • Heat escaping through the roof
  • Thin or uneven insulation in the roof
  • Areas of a flat roof that may hold water
  • Wet areas near outlets and upstands

With Danbury Place about 3.5 miles south-west, the area around Ulting has a long history. A drone or thermal survey doesn’t involve any work on the roof, which suits older buildings.

Choosing a roof surveyor

  • Will the report include photos?
  • How soon the report will arrive
  • Are they insured for the work?
  • Which limits apply to the survey

What a roof survey includes

What a survey costs

All our prices include VAT. The things that change the price are:

  • The type of building, from a house to a block or an office
  • Extra roofs, like extensions, dormers or garages
  • Features like valleys, chimneys, dormers and parapets
  • Any need for thermal images or a drone flight

Prices start from £400, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

Getting in touch

We’ll typically ask about:

  • The type of building and roof, such as pitched or flat
  • Where the property is, with the postcode
  • What made you get in touch
  • Photos of the roof, taken safely from the ground or a window

Every survey is priced before it’s booked, so you know the cost up front. Our price is from £400, including VAT. For a price for your roof, ring 07833 053749 or send us an email.

When you need someone else

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • A structural engineer’s assessment
  • Reliable images in rain, strong wind or on a wet roof surface
  • A formal energy assessment

If you are not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer before booking. What a survey covers and does not.

What we look at

  • Insulated roof spaces
  • Flat roofs
  • Commercial roofs
  • Pitched roof slopes
  • Ceilings below the roof
  • Loft conversions

What happens if roof problems are left?

Trapped water can harm decks, timbers and ceilings the longer it stays. Looking now, while the damage may still be limited, keeps more options open. For an older or listed building in a place like Ulting, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.

Why us?

Common questions in Ulting

Does a conservation area affect roof work in Ulting?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Is Ulting within the area you cover?

Yes. Ulting is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Will I get photos?

Yes. The report includes photographs of what we found, so you can see exactly what each finding refers to.

Is thermal imaging useful on pitched roofs?

It can help, but the results are often less clear than on a flat roof. The air space under slates and tiles can hide patterns, so we also look from the loft where it is safe.

How long does the survey take?

Most surveys take about 1–2 hours for a house; commercial roofs usually need 3–4 hours. We’ll confirm the timing as you book.

How much does a thermal roof survey cost?

It comes with our Premium Survey, which starts from £400. That also includes a full inspection, a drone inspection where it applies, structural analysis and a same-day report.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. We look at the parts we are given access to.

What we do, step by step

You don’t need to do much on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll take it from there. A typical survey takes about 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Older rural homes like those around Ulting can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. The roof is inspected visually from safe positions.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

How to prepare

  • Dig out any old roof reports or invoices
  • If you’re buying, check with the agent that we can get in
  • Have any questions written down, so nothing gets missed

Getting a price
