Independent chimney surveys in Arford

Why act early in Arford

Before deciding what to do with a redundant stack, a survey shows how it’s doing. Changes to stacks in conservation areas or on listed buildings may need consent and the council can advise. Older cottages and farmhouses around Arford can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.

Prices start from £150, including VAT. What you pay depends on the size and height of the roof, how it can safely be seen and which survey you book.

Chimney survey in Arford: what you get

Our survey covers the structure of the stack and its weathering details. It’s not a flue inspection, a chimney sweep or a gas safety inspection. For the flue itself, you’ll need a sweep or, for gas appliances, a Gas Safe registered engineer. We’ll tell you if we see anything that suggests they should take a look. If you’ve noticed eroded joints in the brickwork and loose, cracked or missing pots, we can find out what’s behind it, on brick chimney stacks, shared and party-wall stacks and lead flashings alike.

In a small place like Arford, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Checking the roof from the ground

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.

The survey, step by step

Once we have finished looking, we write up our findings in a report with photographs, sent to you by email. On timing, it normally takes between one and two hours for most homes, a little longer where there are several stacks. In a hamlet or village like Arford, a postcode doesn’t always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. We check the roof around each stack, including the flashings.
  3. We look at the flaunching and pots on every stack.
  4. Any lean, spalling or worn pointing is recorded.
  5. You receive a written report setting out what needs attention first.

Before the survey

  • Note where any stains or damp appear
  • Unlock side gates and any roof access doors
  • If it isn’t your property yet, arrange access through the agent

Related advice

Arford: your questions answered

I let a flat near Liphook station. Can you check the roof?

Of course. We just need to know who will give access, and we can send the report to you or your agent.

Is Arford within the area you cover?

Yes, Arford is covered. Our area covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Is it a structural engineer’s report?

No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

How long is the visit?

Most surveys take between one and two hours at a typical home, and more on a big or complicated roof. The report follows by email.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. Roofs over flats are often shared, so we need permission from the building owner or managing agent. We can only inspect what we’re given access to.

Do you need to go on the roof to check the chimney?

We inspect from wherever is safe: the ground, nearby windows and higher points, and the roof space. A drone inspection is included in our Premium Survey where applicable. We note anything we couldn’t see.

What does a roof survey cost?

Our price is from £150, including VAT. The final figure depends on the roof and the package you choose, confirmed before anything is booked.

Tips that help

Here are a few things we’d tell any owner, before and after a survey:

  • Book a sweep for flues that are in use
  • Check unused flues are capped with ventilation
  • Ask about consent before removing a chimney on an older property
  • Keep the report to compare against at the next survey

Many people use the report to get quotes for the work. With the same list in front of each contractor, comparing quotes is simpler.

Get small mortar repairs done while they’re small. It’s far simpler than rebuilding a stack later.

Chimney surveys around Arford

Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Anyone responsible for a site like The Holme Church of England Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time. If you let a flat or house near Liphook station, the gap between tenancies is a good time to have the roof looked at. The streets around a church such as Church of All Saints are often among the oldest in a place, and if your house is among the older ones nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

What we look for on each type of roof

Chimney breasts and the loft

In the loft, staining around the stack often shows where water is getting in. We record what we see with photographs.

Chimney pots and cowls

A loose or cracked pot can fall from height. We photograph each pot and note any damage.
