Chimney survey in Ashington

Each stack is looked at from the safest viewpoints available: from the ground, from windows and vantage points, and from the loft where there is access. With our Premium Survey, a drone inspection is included where it applies. Where part of a stack cannot be seen, the report says so. Each defect is recorded with a photo and a plain description. We survey brick chimney stacks, lead flashings and flaunching, and people most often book us about worn or missing pointing and flashings pulling away from the stack.

Some older homes in villages like Ashington are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

How it works

Where it is relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey normally takes about one to two hours at a house, as part of a look at the roof around the stack. In a hamlet or village like Ashington, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. The flashings and the roof around each chimney are inspected.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. Any lean, spalling or worn pointing is recorded.
  5. The report explains the condition and which work is most urgent.

Advice

Roof by roof

Brick stacks

Older brick stacks often have soft lime mortar. Repairs should suit the original materials, which we mention where relevant.

Flaunching

Flaunching takes the worst of the weather. The survey checks for cracking and gaps around each pot.

How we price chimney surveys

Survey packages start from £150, with VAT included. What you pay for your roof depends on:

  • House, block, shop or office
  • Which survey package you book
  • If the survey needs thermal imaging or a drone
  • Chimneys, valleys, parapets and other details

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

Helping us price your survey

What helps most when you contact us:

  • Any deadline, such as an exchange date
  • Photos of the roof, taken safely from ground level or a window
  • The kind of building and roof involved
  • Why you want a survey: buying, a leak, a storm or new work

We survey roofs on weekdays, Saturdays and Sundays. To find a date that works for you, call 07833 053749 or drop us an email with the address and the days you’d prefer.

Roofs, chimneys and gutters in Ashington

In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs. Whichever you have, the details that tend to fail before the covering itself get the closest look. With Parham House about 4.5 miles west, Ashington sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

For an older house near a landmark such as Ashington Methodist Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Ashington questions

Do you carry out roof surveys in Ashington?

We do. The survey and report are the same in Ashington as anywhere else.

Do you cover smaller places like Ashington?

Yes, Ashington is covered. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

Which days do you carry out surveys?

Surveys run on weekdays and at weekends. To find a day that suits you, call 07833 053749 or send us an email.

Do you use drones?

Where it’s applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where applicable, the Premium Survey.

Can you give me structural calculations?

No. We note visible signs like sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

Will you check the loft?

If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps.

Which parts of the chimney do you look at?

The survey covers the pots and cowls, the flaunching, the pointing, the bricks and the flashings. Inside, we look for damp on chimney breasts and in the loft where there is safe access. You get a written report with photos.

Can I check my roof myself?

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

When you need someone else

It helps to know what a survey will not do before booking:

  • Hidden sides of a shared stack
  • Whether the flue is safe to use
  • Conditions inside walls

If in doubt, ring 07833 053749 or send us an email and we will suggest the right survey before booking. The full list of what we check.

What this survey covers

  • Flaunching
  • Chimney breasts
  • Brick chimney stacks
  • Shared and party-wall stacks
  • Chimney pots and cowls
  • Lead flashings

When to book a survey in Ashington

Where a chimney meets the roof, lead flashings keep water out. They can lift in wind, crack with age or pull out of the mortar joints. When flashings fail, water frequently shows up in the loft or on the chimney breast. Lead flashings can also be stolen.

Here are some of the things we see frequently:

  • Redundant stacks capped without ventilation
  • Lifted or split lead flashings
  • Staining on walls around the chimney
  • Signs that a stack is leaning

For site and facilities teams at buildings like Ashington CofE Primary School, large buildings have long gutter runs and big roofs that need checking like any other.
