Chimney surveys near Ashurst

Leave it or get it looked at?

Loose pots and bricks on a stack are a safety concern. A survey picks them out so they can be made safe by a roofer. Where a roof is exposed, as many are in small places like Ashurst, driving rain gets into any weakness, and damp in older walls is slow to dry out.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £150, including VAT.

Why us?

  • Over 5,000 surveys carried out
  • PI and public liability insurance
  • More than 20 years surveying roofs
  • We hold a CAA Flyer ID and Operator ID

Chimney surveys for homes and businesses in Ashurst

A damp patch on a chimney breast doesn’t always come from the same place. It might come in at the top, through worn pointing or porous bricks, or where the flashings meet the roof. Condensation inside an unventilated stack is another common cause. We check each possibility and record what we find. That points the work in the right direction. If you are worried about flashings pulling away from the stack and worn or missing pointing, we can find out what’s behind it, on shared and party-wall stacks, flaunching and lead flashings alike.

In a small place like Ashurst, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Different roofs, different checks

Chimney pots and cowls

On redundant flues, we check how the pots are capped. Poor capping can lead to damp inside the stack.

Chimney breasts and the loft

Inside, chimney breasts can show damp when water gets into the stack. We check them and at the stack in the loft where there is safe access.

What affects the cost of chimney surveys

The price reflects the time and kit the roof needs. The main factors are:

  • Features like valleys, chimneys, dormers and parapets
  • The roof’s overall size
  • If the survey needs thermal imaging or a drone
  • Commercial roofs and larger buildings

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You will know the figure before booking.

Helping us price your survey

A little information up front helps. Please include:

  • Any deadline, such as an exchange date
  • Why you want a survey: buying, a leak, a storm or new work
  • The kind of building and roof involved
  • Anything about access we should know

We survey roofs on any day of the week. To find a date that works for you, phone 07833 053749 or use the contact form.

Your questions about chimney surveys in Ashurst

Do you carry out roof surveys in Ashurst?

We do. Every survey there gets the same written report with photographs.

Do you cover smaller places like Ashurst?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.

Is this a RICS survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

When does the report arrive?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed, ready to forward.

How long have you been surveying roofs?

We have completed more than 5,000 surveys, over more than 20 years.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

How much is a survey?

Chimney survey starts from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.

What we’re asked to look at in Ashurst

TV aerials, satellite dishes and their brackets are frequently fixed to chimneys. Their weight and the wind on them can loosen bricks and pointing. Any fixings on the stack are checked and recorded.

People normally book a survey when they’ve noticed something like this:

  • Disused chimneys trapping moisture
  • Gaps where the stack meets the roof
  • Spalled or crumbling bricks
  • Damaged chimney pots and cowls

If you live in an older home near The Parish Church of St James, its chimney, valleys and lead work are likely to be the parts that need attention first.

Before booking anyone

  • How long the report takes to arrive
  • Whether you get a written report with photos
  • How they plan to inspect the roof safely
  • Whether the price includes VAT

What to expect from a roof survey

Tips that help

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Find out whether changes to a stack need permission
  • Book a sweep for flues that are in use
  • Make sure fixings on the stack are secure
  • Never climb onto the roof to look at a chimney

Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.

Watch for damp or staining on chimney breasts. The sooner damp is spotted, the easier the cause is to find.

How it works

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes between one and two hours at a typical home, with bigger or more complicated roofs taking longer. If you have questions on the day, just ask. Older rural homes like those around Ashurst can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.

  1. We go through the chimneys, any damp and any work done on them.
  2. Each stack is inspected from safe positions outside.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. We look for damp on chimney breasts and in the loft space.
  5. You get a written report with photos and recommendations by email.

Getting ready for the survey

  • Have keys ready for side gates, garages or roof access doors
  • Note where any stains or damp appear
  • If it is not your property yet, arrange access through the agent

Ashurst homes and their roofs

England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Some old buildings in Sussex have Horsham stone slab roofs. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you look after a building like Ashurst CofE Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
