How a chimney survey works in Charing Cross

A chimney stands up above the roof, exposed to wind, rain and frost on every side. In time, flaunching cracks, mortar washes out and flashings come loose. That lets water into the brickwork, which can show up as damp on a chimney breast or in the loft space. We record what we find with photos and recommendations. If you’ve noticed damp patches on chimney breasts and redundant stacks capped without ventilation, we can find out what’s behind it, on chimney pots and cowls, flaunching and brick chimney stacks alike.

London has Victorian and Edwardian terraces in almost every borough, frequently with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in Charing Cross are no exception. Shared chimney stacks and the lead around them are just as important to check.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

FAQs for Charing Cross

Do you survey roofs for landlords with property near London Charing Cross station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can call 07833 053749 or use the contact form with the address and what you need.

Can parking be tricky for a visit in Charing Cross?

It can be, so it’s useful to let us know about permits, visitor bays or off-street space when you book. The visit is then planned around what’s available.

How much is a survey?

Prices start from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included.

What do you check on a chimney?

The survey covers the pots and cowls, the flaunching, the pointing, the bricks and the flashings. Inside, we look for damp on chimney breasts and in the loft where there is safe access. Everything is written up with photos.

Do you climb onto every roof?

Only when it’s safe. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the roof space and a drone where it applies.

Will I get photos?

Yes. Photos are taken throughout the survey, and the report uses them to show each finding alongside our recommendations.

What does the report include?

A written report with photos, covering the condition of the chimney stack, the defects we found and what we recommend. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.

What a survey costs

Our packages start from £150, with VAT included. What you pay for your roof depends on:

  • Whether you choose the Basic, Standard or Premium Survey
  • Whether thermal imaging or a drone is needed
  • Extensions, dormers and garages with roofs of their own
  • The type of building, from a house to a block or an office

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.

Getting in touch

A little information up front helps. It is useful to include:

  • Any photos you have, taken from ground level or a window
  • Any stains, drips or damp patches you’ve seen indoors
  • Where the property is, with the postcode
  • The reason for the survey, such as buying, a leak or storm damage

Most bookings start with a short call: phone 07833 053749 or drop us an email, and we will ask about the building and what you need. You’ll have a price before anything is arranged.

When you need someone else

Before booking, it’s worth knowing what a survey will not do:

  • Flue inspections or sweeping
  • Hidden damage within the stack
  • Whether a gas appliance or its flue is safe

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you before booking. The full list of what we check.

The survey, step by step

A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from every safe viewpoint, take photos as we go and record our findings for the written report. It usually takes between one and two hours for a house, with bigger or more complicated roofs taking longer. From the street, a London terrace typically shows only its front slope or parapet, so in Charing Cross we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Let us know who holds the keys.

  1. You let us know how many stacks there are and any damp or problems you’ve noticed.
  2. The stacks are looked at from ground level, from windows and from other safe vantage points.
  3. Every part we can see is checked: pots, cowls, flaunching, pointing, bricks and flashings.
  4. Inside, we look for damp on chimney breasts and in the loft where there’s safe access.
  5. You get a written report with photos and our recommendations.

Before the survey

  • Tell us where we can park nearby
  • Point out any leaks or damp patches
  • Have any questions written down, so nothing gets missed

How to book

We survey roofs seven days a week. To arrange a day that suits you, call 07833 053749 or email us.

Advice

Tips from our surveys

A little preparation and a few simple habits help. Our tips:

  • Keep track of stains on chimney breasts
  • Check that disused chimneys can still breathe
  • Find out whether changes to a stack need permission
  • Use the report as a baseline for future checks

You get the report by email and can pass it to whoever does the work. Each defect is described in plain words and shown in a photo, so it is easy to follow.

Get small mortar repairs done while they’re small. It’s far simpler than rebuilding a stack later.

Roofs, chimneys and gutters in Charing Cross

The wider area around Charing Cross has a long history of building, with Benjamin Franklin House about 0.1 miles east. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. If your home in Charing Cross is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Whichever you have, the details that tend to fail before the covering itself get the closest look.

For businesses in and around places like Kingly Court, knowing the roof’s condition lets you budget for work rather than pay for emergencies. Take a building like Soho Parish CofE Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you own a rental within reach of London Charing Cross station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Should I look at the roof myself first?

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

What we look for on each type of roof

Lead flashings

Over time, lead can lift or come away from the brickwork. Any loose or split flashings are recorded.

Chimney pots and cowls

Pots sit in the flaunching on top of the stack, and cowls or caps sit on the pots. The survey looks for cracked, loose or missing pots and cowls.
