When to book a survey in Coursehorn

Many chimneys are no longer used. A stack sealed without ventilation can trap damp. That can lead to damp patches on chimney breasts, even with the roof in good order.

Signs worth acting on include:

  • Damp patches on chimney breasts
  • Redundant stacks capped without ventilation
  • Signs that a stack is leaning
  • Pots or cowls that look unsafe

If yours is one of the older homes in the streets near Church of St Dunstan, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

What a roof survey includes

How a chimney survey works in Coursehorn

If you’re buying a home with chimneys, it is worth knowing their condition before you exchange. On older stacks, we frequently find cracked flaunching, loose flashings and worn pointing. You get photographs and findings you can take back to the seller or agent. It works alongside a RICS home survey, not instead of one. Common reasons to book are lifted or split lead flashings and damp on a chimney breast inside, across shared and party-wall stacks, chimney pots and cowls and flaunching.

Older buildings in small places like Coursehorn may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

If any part of the chimney stack couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

For landlords and managing agents

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the survey around it.

Businesses and commercial landlords can book us too. Bigger roofs take more time, so they’re priced to suit.

DIY checks: what’s safe

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book, as it helps us focus the survey.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Why act early in Coursehorn

Damp in a chimney breast usually gets worse while the cause is left. It can spoil decoration and plaster. Finding the cause means the right work can be planned. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.

Prices for chimney surveys in Coursehorn

To price your survey, we look at:

  • Roof area
  • Whether you choose the Basic, Standard or Premium Survey
  • Chimneys, valleys, parapets and other details
  • The number of roofs, including extensions and garages

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. The price for your roof depends on its size, access and what you’d like to know.

What we need to know

The more you tell us, the easier it is to price the survey. When you contact us, it helps to mention:

  • The reason for the survey, such as buying, a leak or storm damage
  • Whether there’s a loft hatch, a shared roof or tricky access
  • Dates you are working to, like exchange
  • The property’s address and postcode

Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can phone 07833 053749 or use the contact form to find out.

The survey, step by step

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe vantage point, take photos as we go and record our findings for the written report. It usually takes an hour or two on an ordinary house, or half a day or so for a commercial building. In a small place like Coursehorn, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. You let us know whether any stacks are shared, unused or leaning.
  2. The flashings and the roof around each chimney are inspected.
  3. We look at the flaunching and pots on every stack.
  4. We note the brickwork, pointing and any sign of leaning.
  5. The report explains the condition and which work is most urgent.

How to prepare

  • If you are buying, check with the agent that we can get in
  • Note where any stains or damp appear
  • Leave side gates unlocked

Coursehorn homes and their roofs

Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Knowing the covering helps explain which parts of a roof are likely to need work first. What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing.

Take a building like Cranbrook School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Trees in and around Crane Valley shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.
