About our chimney survey in Daniel's Water
A leaning chimney stack is worth having looked at. A stack may lean because the mortar on one side has weakened, which can happen over many years of use. The survey notes how the stack looks, how far it seems to lean and the state of the bricks and joints. Where it may be a structural concern, we’ll recommend a structural engineer. We are frequently asked to look into damp on a chimney breast inside and redundant stacks capped without ventilation, on chimney pots and cowls, brick chimney stacks and chimney breasts.
In a village or hamlet like Daniel's Water, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it’s normally the chimneys and lead flashings that need work first.
What you get is a clear record of the chimney stack on the day we saw it. That makes it useful now and a handy reference later.

Daniel's Water: your questions answered
Is Daniel's Water within the area you cover?
Yes, Daniel's Water is on our map. A small place gets exactly the same survey as a big one.
Do you survey roofs for landlords with property near Pluckley station?
Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.
Can you survey a chimney stack we share with next door?
Yes. We inspect whatever is safely visible and what you give us access to. If a defect seems to be on your neighbour’s side, the report records it and you can raise it with them.
Can you find out why my chimney breast is damp?
Normally it is water getting in from outside, or condensation in a sealed stack. We check the stack, the flashings and how unused flues are capped, and record what we find.
Is it the same as a RICS Level 2 or Level 3 survey?
No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
How can you see the top of the stack?
We inspect from wherever is safe: the ground, nearby windows and higher points, and the loft space. A drone inspection is included in our Premium Survey where it applies. We note anything we couldn’t see.
Is a leaning chimney dangerous?
It is worth having a leaning stack checked. Our survey notes how it looks and the condition of the bricks and joints, and if it may be a structural issue, we recommend a structural engineer.

What affects the price in Daniel's Water
What a survey costs depends on the time and equipment it needs. The main factors are:
- Any need for thermal images or a drone flight
- Extensions, dormers and garages with roofs of their own
- The size of the roof
- House, block, shop or office
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.
Booking your survey
A few details help us point you to the right survey and price. When you contact us, tell us:
- Dates you are working to, such as exchange
- The property’s address and postcode
- Whether there’s a loft hatch, a shared roof or tricky access
- Pictures from the garden or a window, if you have them
Photos help, if you have them. Take them safely from ground level or a window, and please do not climb up for a closer look. To send them or to book, phone 07833 053749 or drop us an email.
When you need someone else
Every survey has limits, and it’s better to know them up front. Bear these in mind:
- Areas we cannot view from safe positions
- Conditions inside walls
- Gas safety checks, which need a Gas Safe registered engineer
If in doubt, ring 07833 053749 or use the contact form and we will suggest the right survey. What a survey covers and doesn’t.
What this survey covers
- Brick chimney stacks
- Flaunching
- Shared and party-wall stacks
- Chimney pots and cowls
- Lead flashings
- Chimney breasts
Checking the roof from ground level
A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
What we do, step by step
We will ask a few questions first, like when any problem began and what work has been done before. The inspection then takes an hour or two at a typical home; commercial roofs usually need 3–4 hours. Rural addresses near Daniel's Water can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.
- We start with the details: how many stacks, whether any are shared and any signs of damp.
- We inspect each stack from safe viewpoints outside.
- Every part we can see is looked at: pots, cowls, flaunching, pointing, bricks and flashings.
- Where there’s safe access, we check the stack in the loft and the chimney breasts for damp.
- The findings are written up with photographs and recommendations and emailed to you.
Preparing for the visit
- Let us know about parking before the day
- Keep pets in another room

How to book

Advice
Chimney surveys in Daniel's Water: local notes
Godinton House, about 2 miles north-east, is one of the historic houses in the wider area around Daniel's Water. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.
Living close to Ashford Community Woodland is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching. If you run a business near County Square, a dated report on the roof is useful for planning and for any lease discussions.

Well-known places in the area include County Square (3.1 miles east) and Romden Castle (3.9 miles west). For a walk, there is Orlestone Forest.
Signs you need a chimney survey in Daniel's Water
Many chimneys are no longer used. If a stack is capped or blocked without ventilation, moisture can build up inside. That can lead to damp patches on chimney breasts, even with the roof in good order.
A survey makes sense if you’ve noticed:
- Cracked or missing flaunching
- Damp patches on chimney breasts
- Loose, cracked or missing pots
- Gaps where the stack meets the roof
Landlords with a home close to Pluckley station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Tips from our surveys
A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:
- Glance at the stacks from the street now and then
- Do not use a ladder to reach the stack yourself
- Note any damp on chimney breasts and when it appears
- Ask for ventilated caps on redundant stacks
If anything in the report isn’t clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.
Have worn pointing and cracked flaunching dealt with early. Small repairs now can save bigger work later.
