Gutter survey in Daniel's Water: what you get

Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use the report to plan upkeep and buyers sometimes want the gutters looked at before they exchange. The survey and report follow the same steps whatever the reason with photos and clear recommendations. Visits can be on weekdays, Saturdays or Sundays. We survey outlets and hoppers, parapet and box gutters and eaves gutters, and the problems we are asked to look at most are joints that drip after rain and hoppers and outlets full of debris.

Somewhere as small as Daniel's Water, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s typically the chimneys and lead flashings that need work first.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

What a gutter survey looks like in Daniel's Water

Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Historic houses like Godinton House, about 2 miles north-east, show how far back building in the area around Daniel's Water goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

If you let a flat or house near Pluckley station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you look after a shop, office or commercial unit, for instance near County Square, a dated report on the roof is useful for planning and for any lease discussions. Homes near green spaces such as Ashford Community Woodland can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching.

Prices for gutter surveys in Daniel's Water

Several things affect the price of a survey:

  • Which survey package you book
  • How big the roof is
  • The type of building, from a house to a block or an office
  • Building height and the viewpoints available

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. The price for your roof depends on its size, access and what you’d like to know.

Helping us price your survey

Before you get in touch, it helps to have:

  • Why you want a survey: buying, a leak, a storm or new work
  • The type of building and roof, like pitched or flat
  • The address and postcode of the property
  • Where water is showing inside, if it is

Photos help, if you have them. Take them safely from the ground or a window; never climb up to get a better view. To send them or to book, call 07833 053749 or drop us an email.

Practical tips

There’s plenty you can do without going near the roof. What helps most:

  • Check that downpipes are firmly fixed to the wall
  • Keep climbers away from the eaves
  • Check the loft with care after heavy rain
  • Check from the ground or a window, not a ladder

How quickly the report arrives depends on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. We email it to you as soon as it’s ready.

Deal with drips, sags and loose downpipes early. Left alone, they normally grow, and the water they spill can damage walls and timber.

Checking the roof from ground level

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Roof by roof

Box and secret gutters

Box and secret gutters frequently cause leaks indoors. We check the outlets, linings and overflows where safe.

Aluminium and other metal gutters

Aluminium and other metal gutters are used on many newer and commercial buildings. Joints, outlets and fixings are the parts we focus on.

What happens on the day

Photographs are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe. A typical visit takes roughly 1–2 hours at a typical home, and about three to four hours for a commercial roof. Around Daniel's Water, older homes can have small or awkward roof spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. You tell us where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. Where it is safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

Preparing for the visit

  • Note where any stains or damp appear
  • If the roof is shared, arrange access with whoever manages the building
  • Let us know about parking near the property

FAQs for Daniel's Water

Does a conservation area affect roof work in Daniel's Water?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

I let a flat near Pluckley station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or drop us an email with the address and what you need.

Will the survey check for asbestos?

No. We do not test for asbestos. If rainwater goods or soffits look like they could contain asbestos, we note it and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Do I need to be at home?

Not necessarily. If we only need the outside, we can agree that in advance, but anything inside needs someone there to give access.

How soon will I get the report?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed, ready to forward.

What does the report include?

It sets out what we found, why it matters and what we recommend, with photos throughout. Anything we couldn’t see safely is noted too.

Do you cover Daniel's Water for gutter surveys?

Yes, we do. Daniel's Water is part of the area we cover.

What happens if roof problems are left?

A gutter clear-out takes the leaves away, but it does not tell you why a gutter overflows. We also check the falls, joints, brackets, outlets and downpipes to show whether something else is wrong. Around Daniel's Water, older homes often have old roof timbers, and water through a failed covering can rot timber if it is left.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.
