Chimney survey in Denvilles

If a chimney looks out of line, it is worth getting it checked. A stack may lean because the mortar on one side has weakened, which can happen over many years of use. We record the lean and the condition of the brickwork and pointing. Where it may be a structural concern, we’ll recommend a structural engineer. If you’ve noticed pots or cowls that look unsafe and unused flues sealed without airflow, we can find out what’s behind it, whatever the roof.

In a smaller place like Denvilles, homes range from older cottages to bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. On older homes, chimney stacks, valleys and gutters are usually where the work is, and the fixings under the coverings matter too. The fixings under an older roof often fail before good slates or tiles do.

Where we can’t see part of the chimney stack, the report says so. You’ll know exactly what was inspected and what wasn’t.

What this survey cannot tell you

No survey can tell you everything, and it’s better to know them up front. Bear these in mind:

  • Hidden sides of a shared stack
  • What’s inside the brickwork or behind render, without opening up
  • A structural engineer’s assessment

If in doubt, ring 07833 053749 or send us an email and we will suggest the right survey. What our survey covers.

FAQs for Denvilles

Will you come out to Denvilles?

Yes, Denvilles is covered. We work right across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.

Does a conservation area affect roof work in Denvilles?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so we need permission from whoever owns or manages the building. We inspect only the parts we are allowed to reach.

What does a roof survey cost?

Our price is from £150, including VAT. The final figure depends on the roof and the package you choose, and it’s agreed before booking.

Does the weather affect the survey?

It can, depending on the survey. Drones cannot fly safely in high wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we will talk to you about another date.

Do you test for asbestos?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

Do you survey on Saturdays and Sundays?

Surveys run on any day of the week. To arrange a date, call 07833 053749 or use the contact form.

Do you need a chimney survey in Denvilles?

Flaunching is the mortar bed that holds the pots and throws water off the top. Once it cracks, water gets in and frost makes the cracks bigger. In time, the pots can become loose.

Typical things we are asked to look at include:

  • Eroded joints in the brickwork
  • Flashings pulling away from the stack
  • Disused chimneys trapping moisture
  • Gaps in the mortar around the pots

If you look after a building such as Warblington School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Before you book anyone

What’s in a roof survey

Different roofs, different checks

Lead flashings

Mortar fillets are sometimes used where lead would normally be. They crack with age, and we check them too.

Rendered stacks

Cracked render can let water in and trap it behind. We record any cracking and where it is.

Practical tips

You don’t need to be a roofer to help. Here’s what helps most:

  • Make sure unused flues are capped with ventilation
  • Have the flue swept and checked if you use the fire
  • Never climb onto the roof to look at a chimney
  • Note any damp on chimney breasts and when it appears

After the visit, we write up the report with photographs of each stack. It covers the pots, flaunching, pointing, brickwork and flashings, and any damp we found inside. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Look at your chimneys from the ground now and then, especially after strong winds. With binoculars, you can often see cracked flaunching or lifted lead.

Chimney surveys in Denvilles: local notes

The coast is about 1 mile or less from Denvilles, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

With Warblington Castle about 0.7 miles south, the area around Denvilles has a long history. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is. For an older house near a landmark such as St Thomas à Becket Church, its chimney, valleys and lead work are likely to be the parts that need attention first.

Denvilles is about 1 mile south-east of Havant, in Hampshire. Whether the building in Denvilles is a house, a flat or a commercial unit, the roof can be surveyed. Our area takes in places right across Hampshire, large and small. We also survey roofs in Portsmouth.

Here we cover the PO9 and PO10 postcode area for chimney surveys. Streets in the area include New Lane, Pook Lane and Elder Road, all of which we cover. How it works

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. Most surveys take roughly 1–2 hours at a house, as part of a look at the roof around the stack. For a survey in Denvilles, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. Let us know about any garages, outbuildings or extensions you want included.

  1. First we talk through the stacks, their history and any problems.
  2. We look at every stack from wherever it can safely be seen.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. We look for damp on chimney breasts and in the loft space.
  5. You get a written report with photos and recommendations by email.

Before the survey

  • Keep pets in another room
  • If the roof is shared, arrange access with whoever manages the building
  • Leave side gates unlocked

DIY checks: what’s safe

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in.
