What this survey cannot tell you

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Areas we can’t view from safe positions
  • A structural engineer’s assessment
  • Whether the flue is safe to use

If in doubt, call 07833 053749 or send us an email and we’ll suggest the right survey before you book. What a survey covers and doesn’t.

Chimney survey in Durley Street

Many homes have chimneys that are no longer used. A disused stack still needs looking after. If it has been capped without ventilation, damp can build up inside it. Our survey looks at how each unused stack has been capped and checks the breasts for damp. The report sets out what we found and what we recommend. We are often asked to look into cracked or missing flaunching and loose, cracked or missing pots, across shared and party-wall stacks, brick chimney stacks and lead flashings.

In a small place like Durley Street, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

FAQs for Durley Street

Does a conservation area affect roof work in Durley Street?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do you cover smaller places like Durley Street?

Yes, Durley Street is on our map. Villages and rural addresses get the same survey as a town house.

Will you fly a drone over my roof?

Yes, where it applies and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where applicable, the Premium Survey.

How much is a survey?

Prices start from £150, including VAT. What you pay for your roof depends on its size, height, access and the package.

Why is my chimney breast damp?

Normally it’s water getting in from outside, or condensation in a sealed stack. We check the stack, the flashings and how unused flues are capped, and record what we find.

Do you climb onto every roof?

Only where it’s safe to do so. We look at everything that can safely be seen: from ground level, from windows, from inside the roof space, from the roof where it’s safe and by drone where applicable. Anything we can’t see is noted in the report.

Which parts of the chimney do you look at?

We check the pots, cowls, flaunching, pointing, brickwork and flashings. Inside, we look for damp on chimney breasts and in the loft where there’s safe access. You get a written report with photos.

How the survey works

The visit has one job: to look at the chimney stack as closely as is safe and record what we find. Notes and photos go into the written report. The visit normally takes between one and two hours at a house, as part of a look at the roof around the stack. Somewhere as small as Durley Street, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. Each chimney is viewed from wherever it can safely be seen.
  3. We check and photograph the pots, cowls, flaunching, pointing and flashings.
  4. Where there is safe access, we check the stack in the loft and the chimney breasts for damp.
  5. The findings are written up with photographs and recommendations and emailed to you.

Why act early in Durley Street

Before deciding what to do with a redundant stack, a survey shows how it is doing. In a conservation area or on a listed building, changes may need permission from the council and the council can advise. Where a roof is exposed, as many are in small places like Durley Street, driving rain gets into any weakness, and damp in older walls is slow to dry out.

Prices start from £150, including VAT. What you pay depends on the size and height of the roof, access and which survey you book.

What to let us know when you get in touch

Here’s what helps us most when you get in touch:

  • When you need the report by
  • Photos of the roof, taken safely from the ground or a window
  • Whether there’s a loft hatch, a shared roof or tricky access

Checking the roof from the ground

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.

What a chimney survey looks like in Durley Street

England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask. Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.

Common roof problems in Durley Street

Aerials and dishes are often fixed to stacks. The extra load in wind can work bricks and joints loose. We check fixings on the stack as part of the survey.

It’s worth booking a survey if you’ve seen:

  • Frost-damaged brickwork on the stack
  • Eroded joints in the brickwork
  • Cracked or missing flaunching
  • Damp on a chimney breast inside

Anyone responsible for a site like Wyvern Technology College will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
