Eden Park questions

I let a flat near Eden Park station. Can you check the roof?

Yes, rented property is part of what we cover. Just phone 07833 053749 or send us an email and let us know about the building.

How do I find out if my home in Eden Park is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

What does a chimney survey cover?

The survey covers the pots and cowls, the flaunching, the pointing, the bricks and the flashings. We also check chimney breasts and the stack in the loft space where we can reach. You get a written report with photos.

How do I arrange a chimney survey in Eden Park?

To book, call 07833 053749 or drop us an email and let us know the address and what you want to find out. We’ll confirm the price and agree a day with you.

Does someone need to be in?

Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Does this replace a RICS home survey?

No. We check the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys.

About our chimney survey in Eden Park

If a chimney looks out of line, it is worth getting it checked. A stack may lean because the mortar on one side has weakened, which can happen over many years of use. We record the lean and the condition of the brickwork and pointing. If the stack looks like a structural issue, the report recommends a structural engineer. If you’ve noticed cracked or missing flaunching and unused flues sealed without airflow, a survey will tell you what’s going on, on chimney breasts, flaunching and shared and party-wall stacks alike.

Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. In Eden Park, as across London, that is why a roof needs a proper look rather than a glance from the street. Lead flashings and shared chimney stacks on these houses need a proper look too.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What a chimney survey doesn’t cover

To be straight with you, a roof survey has limits:

  • Structural calculations for a leaning stack
  • Whether a gas appliance or its flue is safe
  • What’s inside the brickwork or behind render, without opening up

If in doubt, ring 07833 053749 or send us an email and we will recommend the right survey. What our survey covers.

Eden Park homes and their roofs

Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. The wider area around Eden Park has a long history of building, with Bromley Palace about 2.2 miles north-east. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

If you look after a building such as Langley Park School for Boys, large buildings have long gutter runs and big roofs that need checking like any other. Homes near green spaces like Millers Pond can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. For businesses in and around places like The Mall, a dated report on the roof is useful for planning and for any lease discussions.

What happens on the day

Once we have finished looking, we write up our findings as a report with photos, sent to you by email. As for time on site, most surveys take roughly 1–2 hours for most homes, a little longer where there are several stacks. In Eden Park, as in much of London, lots of properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents as you book.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. We check the roof around each stack, including the flashings.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. Any lean, spalling or worn pointing is recorded.
  5. You receive a written report setting out what needs attention first.

Tips from our surveys

There is plenty you can do without going near the roof. Here’s what helps most:

  • Do not use a ladder to reach the stack yourself
  • Glance at the stacks from the street now and then
  • Photograph damp patches with the date
  • File photos of the stacks with your home records

Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.

Look at your chimneys from the ground now and then, particularly after strong winds. Binoculars help you spot loose pots, missing mortar or lifted flashings.

Should I look at the roof myself first?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

How we price chimney surveys

To price your survey, we check:

  • Features like valleys, chimneys, dormers and parapets
  • How tall the building is and how easy the roof is to see
  • The number of roofs, including extensions and garages
  • How big the roof is

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You’ll know the figure before booking.

What we need to know

There is no need for technical words. It’s enough to let us know:

  • Any stains, drips or damp patches you’ve seen indoors
  • Pictures from the garden or a window, if you have them
  • Access details, such as a loft hatch or a shared roof
  • The type of building and roof, such as pitched or flat

For a price for chimney surveys in Eden Park, phone 07833 053749 or send us an email. The address, the type of property and what you’d like to know help us give you an accurate price.
