Chimney surveys in Forton: local notes

The coast is about 1 mile or less from Forton, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, and driving rain gets into whatever gap is left. If your home is older, it’s worth knowing whether it’s listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

If you look after a shop, office or commercial unit, for example near Tricorn Centre, a roof report helps plan work around trading rather than after a leak. If you live in an older home near St John the Evangelist, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

About our chimney survey in Forton

Many homes have chimneys that are no longer used. A disused stack still needs looking after. If it has been capped without ventilation, damp can build up inside it. Our survey looks at how each unused stack has been capped and checks the breasts for damp. The report sets out what we found and what we recommend. If you are worried about gaps in the mortar around the pots and loose, cracked or missing pots, a survey will tell you what’s going on.

Trees around homes in smaller places like Forton drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Plants growing from a gutter or moss on the tiles are signs worth noting from the ground.

We write the report in plain English, so it makes sense without any roofing background. Photos show what each point refers to, with the urgent items made clear.

What happens if roof problems are left?

Most people never get a careful look at their chimney stacks. Defects tend to go unseen until there’s a stain. A survey gives you a clear picture before that happens. Homes in smaller places like Forton can face more weather, so a loose ridge or verge soon lets rain in. Wind gets under it and lifts more, and water follows.

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, including VAT. We’ll tell you which package suits the questions you have.

  • An independent look at the roof
  • Plain-English reports with photos
  • More than 20 years surveying roofs

See our cost guide and what we found on two real jobs.

Before and after the survey

From years of surveys, a few habits stand out as worth the effort:

  • Photograph damp patches with the date
  • Have the flue swept and checked if you use the fire
  • Glance at the stacks from the street now and then
  • Ask about consent before removing a chimney on an older property

Many people use the report to get quotes for the work. Because everyone is pricing the same findings, the quotes are easier to compare.

Make sure fixings on the stack are sound and taken off if they’re no longer needed. Less load on the stack means less strain in wind.

When you need someone else

We only report whatever is safely visible on the day, so there are some things a survey can’t cover:

  • Checks on boilers, fires or their flues
  • Whether a stack needs rebuilding on structural grounds
  • Hidden damage within the stack

If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer before you book. The full list of what we check.

Roof types and parts we check

  • Chimney pots and cowls
  • Flaunching
  • Lead flashings
  • Shared and party-wall stacks
  • Chimney breasts
  • Brick chimney stacks

Should I look at the roof myself first?

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Forton: your questions answered

Do you survey roofs for landlords with property near Portsmouth Harbour station?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Will you come out to Forton?

Yes, Forton is covered. We survey roofs across London and the South East, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.

Can you find out why my chimney breast is damp?

Damp on a chimney breast typically means water is getting into the stack, or moisture is trapped inside it. The survey looks at the stack, the flashings and the capping and records the likely cause.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance.

Will you check the chimney is safe to use with a fire?

No. A flue inspection, sweep or gas safety check is a separate job. We check the stack, pots, flaunching, pointing and flashings, and damp inside and flag anything that suggests the flue needs a look.

Can you survey a shared roof?

Yes, as long as access is agreed. Roofs over flats are frequently shared, so we need permission from the building owner or managing agent. We inspect only the parts we are allowed to reach.

What happens after the survey?

The report arrives by email. With Standard there is a follow-up consultation; with Premium, an in-person consultation.

How it works

We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. A typical visit takes about one to two hours at most homes, and more on a big or complicated roof. With a bit of garden around a house, as there often is around Forton, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. Inside, the loft is looked at where it can be reached safely.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. We check the roof around each stack, including the flashings.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. Any lean, spalling or worn pointing is recorded.
  5. The report explains the condition and which work is most urgent.

Before we arrive

  • Keep pets out of the way during the survey
  • Dig out any old roof reports or invoices
  • If you are buying, check with the agent that we can get in

When to book a survey in Forton

Chimney stacks stand above the roof, exposed to wind, rain and frost on every side. Frost opens up cracks in the mortar, and rain gets into worn bricks and joints. People usually call us when they notice damp or a problem with the stack, or before a purchase.

Look out for signs like these:

  • Unused flues sealed without airflow
  • Loose, cracked or missing pots
  • Gaps where the stack meets the roof
  • Mortar washing out of the joints

Landlords with a home close to Portsmouth Harbour station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

What to check before booking

  • What the report includes, and whether it has photos
  • What the survey will not cover
  • Their track record with similar roofs
  • Are they insured for the work?
