Roofs, chimneys and gutters in Ifield

Ifield is part of Crawley, one of the post-war new towns. Many homes in the new towns date from the post-war decades, with concrete interlocking tiles, low-pitched roofs and flat-roofed garages and porches. On homes of that age, felt underlay, flat roofs, gutters and fixings may all be due attention. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.

For landlords with property near Ifield station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you live near a park such as Target Hill Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching. For an older house near a landmark such as St Margaret's Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Ifield is about 1 mile north-west of Crawley, in West Sussex. We cover Ifield and the rest of West Sussex. We cover towns and villages across West Sussex, large and small.

Surveys in RH11 and RH10 are booked the same way as anywhere else. We offer chimney surveys to properties on Mill Lane, Hare Lane and Brock Road. We also cover Gossops Green (1 mile south), Ifieldwood (1 mile west), Bewbush (1 mile south-west), Russ Hill (2 miles north-west) and Charlwood (2 miles north). Larger places within reach include Horsham (6 miles south-west), Haywards Heath (10 miles south-east), Burgess Hill (12 miles south), East Grinstead (9 miles east), Billingshurst (13 miles south-west) and Roffey (5 miles south-west).

Chimney survey in Ifield

If you’re buying a home with chimneys, it is worth knowing their condition before you exchange. On older stacks, we frequently find cracked flaunching, loose flashings and worn pointing. You get photos and findings you can take back to the seller or agent. It works alongside a RICS home survey, not instead of one. If you are worried about lifted or split lead flashings and damp patches on chimney breasts, a survey will tell you what’s going on, whatever the roof.

Around Ifield, older cottages sit alongside bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. Chimneys, valleys and gutters on older homes often need the most attention. Nails and battens under older coverings often give out before the slates or tiles themselves.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Roof by roof

Lead flashings

Lead flashings seal the joint between the stack and the roof. We check for lifting, splits and gaps in the joints.

Chimney breasts and the loft

Stains on timbers or brickwork around the stack can point to a leak. We record what we see with photographs.

Why act early in Ifield

If you are buying, find out about the stacks before you exchange. Once you’ve exchanged, the work is down to you. Our report gives you facts to raise with the seller or agent. Tradespeople may need to travel further to a smaller place like Ifield, so it helps to plan roof work rather than call someone out in a hurry. A survey gives you that notice.

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.

How the survey works

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes about one to two hours for most homes, a little longer where there are several stacks. A visit to a smaller place like Ifield is no different on the day: outside, inside and from any safe vantage point, in that order. It’s useful to show us anything you’ve already noticed.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. The flashings and the roof around each chimney are inspected.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. We note the brickwork, pointing and any sign of leaning.
  5. The report explains the condition and which work is most urgent.

Before the survey

  • Leave side gates unlocked
  • For a flat or shared roof, check access with the building owner or managing agent
  • Keep pets out of the way during the survey

Common questions in Ifield

Do you survey roofs for landlords with property near Ifield station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or send us an email with the details, and we’ll talk through which survey suits.

Do you cover smaller places like Ifield?

Yes. Ifield is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Will you check the chimney is safe to use with a fire?

No. A flue inspection, sweep or gas safety check is a separate job. We check the structure and weathering of the stack and any damp, and we’ll say if anything suggests the flue needs checking.

What does a chimney survey cover?

Every part of the stack we can see from safe positions: from the pots and flaunching down to the flashings. We also note leaning, redundant stacks and damp inside.

Do you need to get into the loft?

Usually, if there’s one and it can be reached safely. The loft space can show things the outside cannot, like damp timbers, staining or daylight.

Do you climb onto every roof?

Not unless it is safe. Safe viewpoints, the roof space and a drone where it applies cover most of what’s needed, and anything out of sight is recorded in the report.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability.

Practical tips

Here are a few things we’d tell any owner, before and after a survey:

  • Use a Gas Safe registered engineer for gas appliances
  • Leave close inspection to people with safe access
  • Keep the report to compare against at the next survey
  • Keep track of stains on chimney breasts

Where another specialist is needed, such as a structural engineer or sweep, we explain why. That helps you brief them.

Have worn pointing and cracked flaunching dealt with early. It is far simpler than rebuilding a stack later.

Honest limits

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • The inside of the flue, which needs a sweep or flue specialist
  • Checks on boilers, fires or their flues
  • Areas we can’t view from safe positions

If in doubt, phone 07833 053749 or email us and we will suggest the right survey. What our survey covers.

What this survey covers

  • Flaunching
  • Shared and party-wall stacks
  • Lead flashings
  • Brick chimney stacks
  • Chimney pots and cowls

Checking the roof from the ground

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
