Chimney survey in Key's Green: what you get

If you’re buying a home with chimneys, it’s worth knowing their condition before you exchange. On older stacks, we often find cracked flaunching, loose flashings and worn pointing. Our report gives you specific points to raise with the seller or agent. It works alongside a RICS home survey, not instead of one. If you are worried about mortar washing out of the joints and lifted or split lead flashings, a survey will tell you what’s going on.

Some older homes in villages like Key's Green are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are frequently matched when work is done.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

What we do, step by step

Safety comes first on every visit. We inspect what can be seen safely, and if part of the roof can’t be seen, the report says so. Most visits take between one and two hours at a house, as part of a look at the roof around the stack. Rural addresses near Key's Green can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. First we talk through the stacks, their history and any problems.
  2. We look at every stack from wherever it can safely be seen.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. Inside, the chimney breasts and the loft are checked for damp where there’s access.
  5. The report, with photographs and recommendations, is emailed to you.

Before the survey

  • For a flat or shared roof, check access with whoever owns or manages the building
  • Let us know where we can park nearby
  • If you’re buying, check with the agent that we can get in

Getting a price

If you have photos of the roof, send them over. Take them safely from the ground or a window; never climb up to get a better view. To get started, call 07833 053749 or drop us an email.

What we look for on each type of roof

Chimney pots and cowls

For unused flues, we check whether caps or cowls allow ventilation. Poor capping can lead to damp inside the stack.

Rendered stacks

Water can get in through cracks and then struggle to dry out. We record any cracking and where it is.

Useful tips for Key's Green property owners

A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:

  • Check unused flues are capped with ventilation
  • Photograph damp patches with the date
  • Book a sweep for flues that are in use
  • Make sure fixings on the stack are secure

Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.

Look at your chimneys from the ground now and then, especially after strong winds. With binoculars, you can often see cracked flaunching or lifted lead.

Why get it checked now?

Before deciding what to do with a redundant stack, a survey shows how it’s doing. Changes to stacks in conservation areas or on listed buildings may need consent, so check with them first. Where a roof is exposed, as many are in small places like Key's Green, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, inc. VAT. We will tell you which package suits the questions you have.

Key's Green homes and their roofs

Scotney Castle, about 3.6 miles south-east, is one of the historic houses in the wider area around Key's Green. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

The streets around a church like Chapel Of Ease Of St Luke are often among the oldest in a place, and if your house is among the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you let a flat or house near Frant station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Key's Green questions

How do I find out if my home in Key's Green is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is Key's Green within the area you cover?

Yes, Key's Green is covered. We work right across London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.

Do you need to get into the loft?

If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.

How can you see the top of the stack?

We use safe viewpoints rather than climbing onto the stack. A drone inspection is part of the Premium Survey where it applies. Any area we couldn’t view is noted.

Does the weather affect the survey?

Light rain doesn’t typically stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we will agree a new date if the weather isn’t suitable.

Can you find out why my chimney breast is damp?

It can come from several places: cracked flaunching, worn pointing, failed flashings, uncapped pots, or damp trapped in an unventilated stack. We look at each one and note the most likely cause.

Will you fly a drone over my roof?

Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules. We’re a CAA-registered drone operator.

When to book a survey in Key's Green

Stacks that were used for open fires for many years can weaken from the inside. Mortar can deteriorate unevenly from flue gases and moisture, which is one reason stacks start to lean.

Signs worth acting on include:

  • Flaunching that has broken away
  • A chimney out of line
  • Lifted or split lead flashings
  • Pots or cowls that look unsafe

Trees in and around Brenchley Wood shed leaves that can end up in nearby gutters.

Choosing a roof surveyor

  • Is there a chance to talk the report through?
  • How long they’ve been surveying roofs
  • Whether VAT is in the quoted price
  • Whether the loft is part of the inspection
