Storm damage roof reports near Key's Green

How a storm damage roof report works in Key's Green

The Financial Ombudsman asks three questions when it looks at storm complaints: whether there were storm conditions around the date, whether the damage fits a storm, and whether the storm was the main cause. Our report focuses on the second and third points. Weather records for the date are for you or your insurer to check. If you’re worried about damage from fallen branches or debris and stains appearing after strong winds, we can find out what’s behind it.

Many homes in small places like Key's Green face open ground, where storms hit ridges, verges and chimneys hardest. Once water gets into older walls, it takes a long time to dry, so it pays to find the cause quickly. A written record also helps if you need to explain it to anyone else.

Findings are set out part by part, from the coverings down to the gutters, with a note and a photo for each point. It records what’s sound as well as what isn’t.

What we are asked to look at in Key's Green

Insurers frequently want evidence of what has been damaged and why. A written report with photos gives you something clear to pass on. The decision still rests with the insurer.

Things that often lead to a survey include:

  • Flashings pulled away from walls or stacks
  • Roofs hit by falling trees
  • Loose or broken chimney pots and cowls
  • Ridge tiles that have come loose

If you let a flat or house near Frant station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

Before you book anyone

  • What experience they bring
  • What’s outside the scope of the survey
  • Which parts of the roof they’ll actually see
  • Whether the loft is part of the inspection

What’s in a roof survey

Before and after the survey

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Report the damage to your insurer as soon as you can
  • File receipts for anything you pay for
  • Look at what your policy says about wear and tear
  • Don’t go onto the roof to take pictures

For repair costs, ask a roofer to quote. They can use our report to see what needs doing.

Check the roof from the ground after strong winds. Binoculars help you spot slipped slates or lifted ridges. Do not go up a ladder to look.

Different roofs, different checks

Lead flashings

Flashings with older defects often fail in high winds. We record what looks recent and what looks older.

Flat roof coverings

Branches and debris can damage flat roofs or block outlets. Any damage is recorded with photos.

Why get it checked now?

It helps to get a record soon after the storm, while the damage is fresh. Further storms and quick fixes can make the picture less clear. For an older or listed building in a place like Key's Green, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

Prices start from £150, inc. VAT, for a Basic Survey. Standard is from £250 and Premium from £400. You’ll know the price for your roof before booking.

How the survey works

On the day, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can safely be seen, from ground level, from windows, in the loft space and by drone where it applies. Most surveys take about 1–2 hours at a typical home, though large, tall or awkward roofs take more time. In a small place like Key's Green, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We start with the details: when the storm hit and what damage you can see.
  2. We inspect the roof from safe viewpoints and from the loft where there is access.
  3. We photograph and record every area of damage we can see.
  4. We note the likely cause, including any signs of wear that were there before the storm.
  5. The findings are written up with photographs for you to share with your insurer.

Preparing for the visit

  • Note where any stains or damp appear
  • Agree roof access with the managing agent if it’s shared
  • Have keys ready for side gates, garages or roof access doors

Questions from Key's Green

Will you come out to Key's Green?

Yes. Key's Green is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there when booking.

Do you cover Key's Green?

Yes. We cover the whole of London and South East England, and Key's Green is part of that. Just call 07833 053749 or send us an email and tell us about the property.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. We look at the parts we’re given access to, and the report makes that clear.

Can I challenge a declined storm claim?

The first step is a complaint to your insurer. If you’re still unhappy, you may be able to take it to the Financial Ombudsman Service. Our report gives you an independent record of the roof, but we can’t say how it will turn out.

What if the roof was already worn?

Wear and tear is not normally covered. Our report gives an honest view of what’s recent damage and what’s older wear. The claim decision is your insurer’s.

How long will you be at the property?

Time on site depends on the roof; most visits take about one to two hours for most homes, depending on how much of the roof was hit. The report is sent afterwards by email.

How much is a storm damage roof report?

A storm damage report starts from £150. Larger roofs are quoted for their size. Repair costs are not part of the report.
