What this survey cannot tell you

No survey can tell you everything, and we’d rather be clear about that before booking. Keep these in mind:

  • Testing older roof sheets for asbestos
  • Fragile surfaces, which we don’t walk on
  • An exact number of years the roof has left

If in doubt, call 07833 053749 or email us and we’ll point you to the right survey. The full list of what we check.

What we check

  • Felt flat roofs
  • GRP fibreglass
  • EPDM rubber
  • Single-ply membranes
  • Mastic asphalt
  • Upstands and outlets

About our flat roof survey in Key's Green

A Basic Survey, from £150, covers a visual inspection, a condition report, photos and written recommendations. For moisture detection and a structural check, the Standard Survey starts from £250. On a flat roof, moisture readings can help show whether water has got under the covering. Larger commercial roofs are quoted for their size. If you’re worried about splits and cracks in the covering and blistering in felt or asphalt, we can find out what’s behind it.

Somewhere as small as Key's Green, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included as you book.

If any part of the flat roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

How the survey works

You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. A typical survey takes roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. For a village or hamlet like Key's Green, the journey is planned beforehand: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. You tell us about the roof, its covering if you know it, and any leaks.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. The findings are written up with photographs and recommendations and emailed to you.

Before we arrive

  • Make sure we can get to the back of the property
  • For flats, check roof access has been agreed
  • Make a note of anything you’d like us to look at

Your questions about flat roof surveys in Key's Green

Do you cover Key's Green?

We do. Every survey there gets the same written report with photographs.

Is my home in Key's Green listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Can you survey any kind of flat roof?

We cover the main flat roof coverings: felt, asphalt, EPDM, GRP and single-ply. We record what the covering is and how it is holding up.

How soon will I get the report?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

Do you need to get into the loft?

Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement, as far as the space allows.

Will I get photos?

Yes. The report includes photographs of what we found.

Are you structural engineers?

No. Our survey is not a structural engineer’s report, and it does not include calculations. If we see signs that need an engineer’s opinion, we’ll recommend one.

What a survey costs

We confirm the price for your roof before you book. These are the things that affect it:

  • Commercial roofs and larger buildings
  • Roof area
  • Any need for thermal images or a drone flight
  • Which survey package you book

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, with VAT included. We can help you choose the package that fits what you need to know.

Getting in touch

Here’s what helps us most when you get in touch:

  • What’s prompted the survey
  • Any marks or damp showing indoors
  • How the loft is reached, if there is one
  • Any deadline, such as an exchange date

Not sure which survey you need? It’s easiest to ring 07833 053749 or email us and describe the roof and what’s worrying you. We will explain the options and the price.

What you can safely check yourself

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

What we look for on each type of roof

GRP fibreglass

GRP roofs can last up to about 30 years when they’re laid well. Cracking where boards meet or where the deck moves is a common early sign of trouble.

EPDM rubber

EPDM frequently lasts 30 to 50 years, but it relies on its seams, trims and upstands being well finished. We look closely at each of those details.

Flat roof surveys around Key's Green

Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Next to the main roofs there is normally a flat roof somewhere, whether on an extension, a garage or a commercial unit. With Scotney Castle about 3.6 miles south-east, Key's Green sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

If you own a rental within reach of Frant station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

What we’re asked to look at in Key's Green

A buyer’s general survey frequently recommends a closer look at a flat roof. Owners and managing agents use a survey to plan upkeep, or ahead of a sale or a new lease. In each case, the report gives a written, photographed record of the roof’s condition.

It’s worth booking a survey if you’ve seen:

  • Blistering in felt or asphalt
  • Damaged trims at the roof edge
  • Failed seals around rooflight kerbs
  • Splits and cracks in the covering

If your house is among the older ones in the streets near Chapel Of Ease Of St Luke, flat-roofed rear additions and dormers added over the years are worth checking.

Choosing a roof surveyor
