Landlord roof survey in Key's Green: what you get

Landlords frequently book us when buying a property to rent out, or after a tenant reports a leak. Others want a regular survey for a rolling maintenance plan. Whatever the reason, the report follows the same clear format, with photos and recommendations. We survey on weekdays and at weekends which can help when arranging access with residents. Common reasons to book are blocked gutters over flats and splits and blisters in flat roof coverings, on converted houses, flat roofs on blocks and blocks of flats.

In a village or hamlet like Key's Green, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend.

How the survey works

Every roof is different; as a rough guide, the survey takes between one and two hours for a single let house, with blocks of flats taking longer. If you have questions on the day, just ask. Older rural homes like those around Key's Green can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.

  1. We start by agreeing the scope, roof by roof.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. Each roof is checked as far as it can safely be seen, including from inside where possible.
  4. Defects are photographed and their urgency noted.
  5. We send a written report you can use to plan maintenance and budgets.

How to prepare

  • If the roof is shared, arrange access with whoever manages the building
  • Jot down any questions you want answered
  • Let us know about any leaks, stains or damp patches you know of

Related advice

Should I look at the roof myself first?

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry and it will help the survey.

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Honest limits

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Responsibility under a lease
  • Confirming asbestos in older roof materials
  • A full building survey of every part of the property

If in doubt, ring 07833 053749 or drop us an email and we’ll recommend the right survey. What a survey covers and does not.

Roof types and parts we check

  • Flat roofs on blocks
  • Converted houses
  • Shared roofs
  • Rented houses
  • Blocks of flats
  • Gutters and downpipes

Common roof problems in Key's Green

On a shared roof, it’s not always clear who should act. Everyone may think someone else is responsible and work gets delayed. An independent report helps everyone see the facts.

A survey can pick up problems such as:

  • Damp or stains in top-floor flats
  • Missing or loose roof coverings
  • Ponding or splits on flat roofs
  • Worn ridges, hips and verges

Trees in and around Brenchley Wood shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.

What to check before booking

  • Whether any drone flown is registered with the CAA
  • Will the report include photos?
  • Are they insured for the work?
  • How they’ll see the roof: from ground level, the loft, the roof or by drone

What a landlord roof survey looks like in Key's Green

Scotney Castle, about 3.6 miles south-east, is one of the historic houses in the wider area around Key's Green. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

For an older house near a landmark such as Chapel Of Ease Of St Luke, old fixings, lead flashings and tall chimneys are typical of older roofs. Landlords with a home close to Frant station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Key's Green questions

Do you survey roofs for landlords with property near Frant station?

Yes, landlords and agents are among the people we work for. Just ring 07833 053749 or use the contact form with the details, and we’ll talk through which survey suits.

Is my home in Key's Green listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Can you tell me if my roof has asbestos?

No. We don’t sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.

Can you survey in bad weather?

Some surveys depend on the weather more than others. Drones cannot fly safely in high wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather is not right.

Are you insured?

We hold professional indemnity and public liability insurance.

Does the report help with maintenance planning?

Yes. It shows what needs attention now and what can be planned for later so you can plan spending. It does not include repair cost estimates, but contractors can price from it.

Do you cover Key's Green for landlord roof surveys?

Yes, we do. Key's Green is part of the area we cover, and the service is the same as everywhere else we work.

How the survey changes by roof type

Flat roofs on blocks and rear additions

Many blocks and rear additions have flat roofs. Ponding, splits and blistering are recorded as far as safe access allows.

Party-wall upstands and parapets

Terraced roofs have party-wall upstands between houses. Joints and flashings on these walls can fail.
