How a chimney survey works in Linton

Each stack is looked at from the safest viewpoints available: from the ground, from windows and vantage points, and from the loft where there’s access. With our Premium Survey, a drone inspection is included where it applies. If we can’t see part of the stack, the report makes that clear. Each defect is recorded with a photo and a plain description. Typical surveys look at gaps where the stack meets the roof and loose, cracked or missing pots, across brick chimney stacks, flaunching and shared and party-wall stacks.

Some older homes in villages like Linton are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.

Where we cannot see part of the chimney stack, the report says so. You will know exactly what was inspected and what wasn’t.

Should I look at the roof myself first?

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.

Tips that help

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Have the flue swept and checked if you use the fire
  • Use the report as a baseline for future checks
  • Photograph damp patches with the date
  • Make sure unused flues are capped with ventilation

After the visit, we write up the report with photographs of each stack. It covers the pots, flaunching, pointing, brickwork and flashings, and any damp we found inside. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Have worn pointing and cracked flaunching dealt with early. Small repairs now can save bigger work later.

Chimney surveys in Linton: local notes

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first. Historic houses such as Stoneacre, about 3.8 miles north-east, show how far back building in the area around Linton goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

The streets around a church like St Nicholas Church are often among the oldest in a place, and if your home is one of the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you own a rental within reach of East Farleigh station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

When to book a survey in Linton

The flaunching on top of a stack holds the pots in place and sheds water. Cracked flaunching lets water in, and each winter makes it worse. In time, the pots can become loose.

Signs worth acting on include:

  • Bricks with flaking faces
  • Unused flues sealed without airflow
  • Worn or missing pointing
  • Cracked or missing flaunching

Anyone responsible for a site like Cornwallis Academy will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Before booking anyone

  • Whether the roof space is looked at, where there is one
  • Whether you can ask questions once you have the report
  • Whether any drone flown is registered with the CAA
  • Their report turnaround times

FAQs for Linton

Is my home in Linton listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Can a landlord with a rental near East Farleigh station book a roof survey?

Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

How much does a chimney survey cost in Linton?

Prices start from £150, including VAT. You will know the price for your roof before booking. To get a price, ring 07833 053749 or email us.

What’s in the report?

It explains what we saw, what it means and what we’d suggest, backed by photographs. Anything we couldn’t see safely is noted too, so you know exactly what was covered.

Can you find out why my chimney breast is damp?

Damp on a chimney breast usually means water is getting into the stack, or moisture is trapped inside it. We check the stack, the flashings and how unused flues are capped and records the likely cause.

Which parts of the chimney do you look at?

The whole stack, as far as it can be seen safely: pots, cowls, flaunching, pointing, bricks and flashings. Leaning, unused stacks and damp on chimney breasts are recorded too.

How long is the visit?

It normally takes about 1–2 hours for a house, while a commercial roof takes nearer three to four hours. The report follows by email.

What we look for on each type of roof

Chimney pots and cowls

On redundant flues, we look at how the pots are capped. Capping without ventilation can trap moisture.

Lead flashings

Where the chimney meets the roof slopes, lead flashings keep water out. The survey looks at whether the lead is tight, sound and well fixed.

What happens if roof problems are left?

For a buyer, the best time to learn about a chimney is before exchange. Once you’ve exchanged, the work is down to you. Our report gives you facts to raise with the seller or agent. In a small place like Linton, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.

How the survey works

Once we have finished looking, we write up our findings in a report with photos, sent to you by email. As for time on site, it normally takes between one and two hours at most homes, rising to roughly 3–4 hours on a commercial building. In a hamlet or village like Linton, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. You tell us how many stacks there are and any damp or problems you’ve noticed.
  2. The stacks are looked at from ground level, from windows and from other safe vantage points.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. We check the chimney breasts and the stack in the loft space where we can reach them.
  5. The findings are written up with photos and recommendations and emailed to you.

Getting ready for the survey

  • Mention any parking restrictions on your street
  • If the roof is shared, arrange access with whoever manages the building
  • If you’re buying, check with the agent that we can get in

Arrange a survey

If you are buying, it’s useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or use the contact form whenever suits you.
