When to book a survey in Lower Slackstead
Where a chimney meets the roof, lead flashings keep water out. They can lift in wind, crack with age or pull out of the mortar joints. When flashings fail, water often shows up in the loft or on the chimney breast. Lead flashings can also be stolen.
Typical things we are asked to look at include:
- Flaunching that has broken away
- Worn or missing pointing
- A stack that appears to lean
- Damp on a chimney breast inside
For landlords with property near Romsey station, a dated record of the roof is useful when planning maintenance across a let.
What to check before booking
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- What insurance they carry
- How they plan to inspect the roof safely
- Is there a chance to talk the report through?
Chimney survey in Lower Slackstead
Our chimney survey covers the stack and the details that keep water out around it: the pots and cowls, the flaunching on top, the pointing, the brickwork and the flashings where it meets the roof. Inside, we check chimney breasts and the stack in the loft where it’s safe to reach. You get a photo-illustrated written report and our recommendations. It suits a single stack on a house as well as several on a larger building. If you are worried about a stack that appears to lean and disused chimneys trapping moisture, a survey will tell you what’s going on.
In a village or hamlet like Lower Slackstead, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on what can safely be seen, and thatch is a specialist material. On older roofs, it is normally the chimneys and lead flashings that need work first.
You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Tips from our surveys
Some practical points come up on survey after survey. They apply to most roofs:
- Keep track of stains on chimney breasts
- Look at the chimneys with binoculars after a storm
- Have the flue swept and checked if you use the fire
- File photos of the stacks with your home records
If the stack is shared, you can pass the report to your neighbour. The photos show the problem and which side it is on, as far as we could see.
Unused stacks should be capped in a way that still lets air through. That helps stop damp building up inside.
What else we do in Lower Slackstead
Chimney surveys around Lower Slackstead
The wider area around Lower Slackstead has a long history of building, with Mottisfont Abbey about 4.3 miles west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
For an older house near a landmark like Church of All Saints, old fixings, lead flashings and tall chimneys are typical of older roofs.

What a chimney survey does not cover
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Whether the flue is safe to use
- Gas safety checks, which need a Gas Safe registered engineer
- Hidden sides of a shared stack

What you can safely check yourself
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry.
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
What we look for on each type of roof
Brick stacks
Many older stacks were built with lime mortar. Repairs should suit the original materials, which we mention where relevant.
Chimney pots and cowls
For unused flues, we check whether caps or cowls allow ventilation. Capping without ventilation can trap moisture.
What happens on the day
Safety comes first on every visit. We inspect everything that’s safely in view, and anything we cannot see is noted in the report. Most visits take about one to two hours for a house, and about three to four hours for a commercial roof. Cottages and farmhouses around Lower Slackstead often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.
- We start by noting which stacks are in use, shared or causing concern.
- The flashings and the roof around each chimney are inspected.
- The top of each stack is checked for cracked flaunching and loose pots.
- Any lean, spalling or worn pointing is recorded.
- The report explains the condition and which work is most urgent.
