How a chimney survey works in Middleton-on-Sea

A chimney survey is about the outside of the stack and the roof around it. It isn’t a flue inspection, a sweep or a gas safety check. For the flue itself, you will need a sweep or, for gas appliances, a Gas Safe registered engineer. If something we see points to the flue, we will say so. Typical surveys look at damp patches on chimney breasts and gaps in the mortar around the pots, across lead flashings, chimney breasts and brick chimney stacks.

In a smaller place like Middleton-on-Sea, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. Checking those edges shows whether anything has begun to work loose before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Middleton-on-Sea: your questions answered

Does a conservation area affect roof work in Middleton-on-Sea?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Do roofs near the sea, like those around Middleton-on-Sea, take more of a battering?

Often, yes. Middleton-on-Sea is within about 1 mile of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Will you walk on the roof?

Only when it’s safe. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where it applies let us see the rest.

What’s the best way to book?

To arrange a survey, call 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.

Do you use drones?

Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules. We’re a CAA-registered drone operator.

Do you need to go on the roof to check the chimney?

We inspect from wherever is safe: the ground, nearby windows and higher points, and the roof space. Our Premium Survey includes a drone inspection where applicable. We note anything we couldn’t see.

How many surveys have you done?

Over 20 years and more than 5,000 surveys.

What we cannot see

It’s a careful look at the chimney stack, not the whole story. The main limits are:

  • The inside of the flue, which needs a sweep or flue specialist
  • Checks on boilers, fires or their flues
  • Parts of the stack that can’t be seen safely or belong to a neighbour we cannot access

If in doubt, call 07833 053749 or send us an email and we will suggest the right survey before you book. The full list of what we check.

Roof types and parts we check

  • Lead flashings
  • Shared and party-wall stacks
  • Brick chimney stacks
  • Chimney breasts
  • Flaunching
  • Chimney pots and cowls

DIY checks: what’s safe

Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Surveys for landlords and agents in Middleton-on-Sea

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.

If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, ring 07833 053749 or drop us an email with the addresses.

What happens if roof problems are left?

A loose pot or brick can fall from height. A survey picks them out so they can be made safe by a roofer. Arranging work in a smaller place like Middleton-on-Sea is easier with notice than in an emergency. A survey gives you that notice.

To find out what your survey will cost, phone 07833 053749 or send us an email and let us know about the roof. The price is agreed before a date is set.

How the survey changes by roof type

Chimney pots and cowls

On redundant flues, we look at how the pots are capped. Poor capping can lead to damp inside the stack.

Chimney breasts and the loft

Damp patches on chimney breasts frequently point to a problem above. We look at them and at the stack in the loft where there is safe access.

What a chimney survey looks like in Middleton-on-Sea

The coast is about 1 mile or less from Middleton-on-Sea, and places near the sea get more salt in the air and more wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, and driving rain gets into whatever gap is left. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. Some old buildings in Sussex have Horsham stone slab roofs. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

If you let a flat or house near Bognor Regis station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you look after a building such as Bishop Tufnell CofE Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. If your home is one of the older ones in the streets near St Nicholas Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

What we do, step by step

Photographs are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe. A typical visit takes an hour or two for a house, rising to roughly 3–4 hours on a commercial building. Some parts of a survey depend on the weather, so a visit to Middleton-on-Sea is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.

  1. You tell us whether any stacks are shared, unused or leaning.
  2. We check the roof around each stack, including the flashings.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. We note the brickwork, pointing and any sign of leaning.
  5. You receive a written report setting out what needs attention first.

Before we arrive

  • Leave side gates unlocked
  • Gather any invoices or paperwork from past roof work
  • Agree roof access with the managing agent if it is shared
