Milebush Chimney Survey
Not sure what state the chimney stack is in? We carry out chimney surveys in Milebush and across Kent.
- Signs that a stack is leaning
- Redundant stacks capped without ventilation
- Worn or missing pointing
What we look for on each type of roof
Lead flashings
Where the chimney meets the roof slopes, lead flashings keep water out. We check for lifting, splits and gaps in the joints.
Flaunching
Sitting at the very top, flaunching is fully exposed. The survey checks for cracking and gaps around each pot.
Chimney survey in Milebush
Our survey covers the structure of the stack and its weathering details. It is not a flue inspection, a sweep or a gas safety check. For the flue itself, you will need a sweep or, for gas appliances, a Gas Safe registered engineer. If something we see points to the flue, we will say so. We survey lead flashings, chimney pots and cowls and flaunching, and people most often book us about mortar washing out of the joints and disused chimneys trapping moisture.
In a village or hamlet like Milebush, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.
We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that is said too.

Can I check my roof myself?
Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
When to book a survey in Milebush
Chimney stacks stand above the roof, exposed to wind, rain and frost on every side. Frost opens up cracks in the mortar, and rain gets into worn bricks and joints. Most people book after spotting damp or a loose pot, or before buying.
Signs worth acting on include:
- Gaps in the mortar around the pots
- Damaged chimney pots and cowls
- Redundant stacks capped without ventilation
- Worn or missing pointing
If you own a rental within reach of Marden station, a dated record of the roof is useful when planning maintenance across a let.

Practical tips
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Make sure unused flues are capped with ventilation
- Have brackets on the chimney checked
- Have the flue swept and checked if you use the fire
- Leave close inspection to people with safe access
If the report recommends a structural engineer, a sweep or a Gas Safe registered engineer, it will say why. It gives them a clear starting point.
Look at your chimneys from ground level now and then, particularly after strong winds. With binoculars, you can often see cracked flaunching or lifted lead.

If your home is older, it is worth knowing whether it is listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
The streets around a church such as St Michael and All Angels Church are often among the oldest in a place, and if your home is one of the older ones nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Common questions in Milebush
Is my home in Milebush listed or in a conservation area?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.
Is Milebush within the area you cover?
We do. Villages and rural addresses get the same survey as a town house.
How do you inspect a chimney without scaffolding?
Each stack is viewed from the safest viewpoints: from the ground, windows and vantage points, and from the loft where there is access. Our Premium Survey includes a drone inspection where it applies. If part of a stack cannot be seen, the report says so.
Do you inspect the flue?
No. A flue inspection, sweep or gas safety check is a separate job. We check the stack, pots, flaunching, pointing and flashings, and damp inside, and we’ll say if anything suggests the flue needs checking.
Do you climb onto every roof?
Not always. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the loft space and a drone where it applies.
Is it a problem to have an unused chimney?
An unused stack still needs to stay weathertight and ventilated. If it is capped without ventilation, damp can build up inside. Our survey records its condition and how it’s capped, so you can decide with a builder what to do.

How it works
After the inspection, everything we found is written up in a report with photos, emailed to you. As for time on site, most surveys take between one and two hours for most houses; commercial roofs usually need 3–4 hours. For a village or hamlet like Milebush, the journey is planned in advance: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.
- We go through the chimneys, any damp and any work done on them.
- We look at every stack from wherever it can safely be seen.
- Pots, cowls, flaunching, pointing and flashings are checked and photographed.
- We look for damp on chimney breasts and in the loft space.
- The report, with photos and recommendations, is emailed to you.
Getting ready for the survey
- Have any questions written down, so nothing gets missed
- If it is not your property yet, arrange access through the agent
- Clear the way to the loft hatch
Getting a price
Most bookings start with a short call: phone 07833 053749 or drop us an email, and we’ll ask about the building and what you need. You’ll have a price before anything is arranged.
Advice
Leave it or get it looked at?
Chimneys are easy to forget because you rarely see the top of them. Defects tend to go unseen until there’s a stain. A survey gives you a clear picture before that happens. Where a roof is exposed, as many are in small places like Milebush, driving rain gets into any weakness, and damp in older walls is slow to dry out.
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. The price for your roof depends on its size, access and what you want to find out.
