Newbury Park: your questions answered

Does a conservation area affect roof work in Newbury Park?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Can parking be tricky for a visit in Newbury Park?

It can be, so it helps to let us know about permits, visitor bays or off-street space when you book. The visit is then planned around what’s available.

What does a chimney survey cover?

The survey covers the pots and cowls, the flaunching, the pointing, the bricks and the flashings. Inside, we look for damp on chimney breasts and in the loft where there’s safe access. You get a written report with photos.

Do you climb onto every roof?

Only when it’s safe. Safe viewpoints, the roof space and a drone where applicable cover most of what’s needed, and the report notes anything we couldn’t see.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Mention it when you get in touch and we will explain what’s needed.

What happens next?

The report arrives by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

How can you see the top of the stack?

We use safe viewpoints rather than climbing onto the stack. Where it applies, our Premium Survey adds a drone inspection for a closer view. Any area we couldn’t view is noted.

How a chimney survey works in Newbury Park

For buyers, a chimney survey before exchange can flag work you may want to raise. Cracked flaunching, failed flashings and worn pointing are common findings on older stacks. You get photos and findings you can take back to the seller or agent. It works alongside a RICS home survey, not instead of one. Typical surveys look at spalled or crumbling bricks and flashings pulling away from the stack, on lead flashings, flaunching and chimney breasts.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. For a house in Newbury Park with this kind of roof, the hidden gutter is one of the first things to check.

If any part of the chimney stack couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

What we do, step by step

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes roughly 1–2 hours at a house, as part of a look at the roof around the stack. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, tell us as you book.

  1. You let us know how many stacks there are and any damp or problems you’ve noticed.
  2. We inspect each stack from safe viewpoints outside.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. We check the chimney breasts and the stack in the loft space where we can reach them.
  5. The findings are written up with photographs and recommendations and emailed to you.

Newbury Park homes and their roofs

Valentines Mansion, about 0.9 miles west, is one of the historic houses in the wider area around Newbury Park. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you let a flat or house near Seven Kings station, the gap between tenancies is a good time to have the roof looked at. Trees in and around Valentines Park shed leaves that can end up in nearby gutters.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

Do you need a chimney survey in Newbury Park?

A stack takes the weather from every direction. Frost opens up cracks in the mortar, and rain gets into worn bricks and joints. People typically call us when they notice damp or a problem with the stack, or before a purchase.

People typically book a survey after spotting something like this:

  • Signs that a stack is leaning
  • Damp patches on chimney breasts
  • Pots or cowls that look unsafe
  • Lifted or split lead flashings

The streets around a church like Saint Laurence Church are frequently among the oldest in a place, and if your house is among the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Before booking anyone

  • Are they insured for the work?
  • How they plan to inspect the roof safely
  • Will they check the loft as well as the outside?
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

What to expect from a roof survey

What happens if roof problems are left?

If you’re thinking of removing or reducing a stack, it helps to know its condition first. Changes to stacks in conservation areas or on listed buildings may need consent, so check with them first. London’s older roofs frequently have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.

  • Photos of the roof, taken safely from ground level or a window
  • Your postcode, so we can check access and travel

Checking the roof from ground level

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
