Chimney survey in North Boarhunt: what you get

Damp on a chimney breast can have several causes. It might come in at the top, through worn pointing or porous bricks, or where the flashings meet the roof. Moisture trapped inside a stack with no ventilation can also cause damp. Our survey checks each of these and records the likely cause. You then know where to start. If you’ve noticed flaunching that has broken away and staining on walls around the chimney, we can find out what’s behind it, on lead flashings, chimney pots and cowls and shared and party-wall stacks alike.

In a village or hamlet like North Boarhunt, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

We keep jargon out of it: where something needs attention, it says so plainly, and where it can wait, that’s said too.

What happens if roof problems are left?

Before deciding what to do with a redundant stack, a survey shows how it is doing. In a conservation area or on a listed building, changes may need permission from the council and the council can advise. Around North Boarhunt, older homes frequently have old roof timbers, and water through a failed covering can rot timber if it is left.

What affects the cost of chimney surveys

To price your survey, we look at:

  • If the survey needs thermal imaging or a drone
  • Extra roofs, like extensions, dormers or garages
  • The type of building, from a house to a block or an office
  • The package you choose: Basic, Standard or Premium

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, including VAT. We can help you choose the package that fits what you need to know.

Getting in touch

What helps most when you contact us:

  • Where water is showing inside, if it is
  • Where the property is, with the postcode
  • The kind of building and roof involved
  • Why you want a survey: buying, a leak, a storm or new work

Our phone lines are open seven days a week, including Saturdays and Sundays. To book or ask a question, ring 07833 053749 or email us.

What a chimney survey doesn’t cover

Without opening up the roof, some things stay hidden, and that sets some limits:

  • The inside of the flue, which needs a sweep or flue specialist
  • Checks on boilers, fires or their flues
  • Areas we cannot view from safe positions

If you are not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer before you book. What a survey covers and doesn’t.

Roof types and parts we check

  • Lead flashings
  • Brick chimney stacks
  • Chimney pots and cowls
  • Chimney breasts
  • Flaunching
  • Shared and party-wall stacks

How the survey works

There isn’t much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll take it from there. The survey itself takes between one and two hours at most homes, and longer for a large or complex roof. For a village or hamlet like North Boarhunt, the journey is planned ahead of time: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. You let us know how many stacks there are and any damp or problems you’ve noticed.
  2. Each chimney is viewed from wherever it can safely be seen.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. We check the chimney breasts and the stack in the roof space where we can reach them.
  5. You get a report with photographs and our recommendations.

Preparing for the visit

  • Note where any stains or damp appear
  • Agree roof access with the managing agent if it’s shared
  • Clear the way to the loft hatch

Chimney surveys around North Boarhunt

The coast is about 4 miles or less from North Boarhunt, so there is more wind and more salt in the air than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, while driving rain finds any gap. Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

Take a building like Newtown Soberton Infant School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you run a business near Fareham Shopping Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies. Landlords with a home close to Portchester station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

FAQs for North Boarhunt

Do you survey roofs for landlords with property near Portchester station?

Yes, rented property is part of what we cover. Just call 07833 053749 or drop us an email and let us know about the building.

Does being near the coast affect roofs in North Boarhunt?

Often, yes. North Boarhunt is within about 4 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Will you check the loft?

If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.

Are you structural engineers?

No. We are roof surveyors, not structural engineers. We will recommend an engineer if we see signs that call for one.

How much does a chimney survey cost in North Boarhunt?

Chimney survey starts from £150, including VAT. We confirm the price for your survey before you book, based on the roof’s size, access and package. For a price, ring 07833 053749 or use the contact form.

What should I do with a chimney I do not use?

A redundant chimney needs looking after like any other. If it is capped without ventilation, damp can build up inside. Our survey records its condition and how it’s capped, so you can plan what to do with it.

Will you walk on the roof?

Not unless it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and anything out of sight is recorded in the report.

Tips from our surveys

You do not need to be a roofer to help. What helps most:

  • Book a sweep for flues that are in use
  • Don’t use a ladder to reach the stack yourself
  • Check your stacks from the ground after strong winds
  • Note any damp on chimney breasts and when it appears

You can send the report to roofers or builders for quotes. Because everyone is pricing the same findings, the quotes are easier to compare.

Get small mortar repairs done while they’re small. Small repairs now can save bigger work later.

What you can safely check yourself

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
