How a chimney survey works in North Stoneham

A chimney survey looks at the stack and everything around it: pots, cowls, flaunching, pointing, bricks and the flashings at the roof line. Inside, we check chimney breasts and the stack in the loft where it’s safe to reach. The findings come in a written report with photos and recommendations. We survey single stacks on houses and groups of stacks on bigger buildings. We survey chimney breasts, chimney pots and cowls and flaunching, and people most often book us about flashings pulling away from the stack and pots or cowls that look unsafe.

In a small place like North Stoneham, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Landlord and commercial surveys in North Stoneham

We survey roofs for landlords and agents as well as homeowners. A photo-illustrated written report gives you a clear record of the chimney stack, useful for planning maintenance.

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait.

Roof by roof

Flaunching

Sitting at the very top, flaunching is fully exposed. The survey checks for cracking and gaps around each pot.

Rendered stacks

We cannot see the bricks behind render without it being opened up, so the report says what can and cannot be judged.

Honest limits

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • What’s inside the brickwork or behind render, without opening up
  • Parts of the stack that cannot be seen safely or belong to a neighbour we cannot access
  • Flue inspections or sweeping

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you. What our survey covers.

What we look at

  • Chimney pots and cowls
  • Flaunching
  • Chimney breasts
  • Brick chimney stacks
  • Shared and party-wall stacks
  • Lead flashings

What happens on the day

When we arrive, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can safely be seen. The survey usually takes roughly 1–2 hours at a typical home, rising to roughly 3–4 hours on a commercial building. In a small place like North Stoneham, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. We inspect each stack from safe viewpoints outside.
  3. Every part we can see is looked at: pots, cowls, flaunching, pointing, bricks and flashings.
  4. Inside, we look for damp on chimney breasts and in the loft where there is safe access.
  5. The findings are written up with photos and recommendations and emailed to you.

Preparing for the visit

  • Keep pets inside or away from the areas we’re looking at
  • For flats, check roof access has been agreed
  • Let us know about any leaks, stains or damp patches you know of

Advice

What you can safely check yourself

The one thing to avoid is getting up close. Roofs are fragile and slippery. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

Do you need a chimney survey in North Stoneham?

Aerials and dishes are often fixed to stacks. Their weight and the wind on them can loosen bricks and pointing. We check fixings on the stack as part of the survey.

Most people get in touch after spotting something like this:

  • Bricks with flaking faces
  • Signs that a stack is leaning
  • Loose, cracked or missing pots
  • Eroded joints in the brickwork

If you let a flat or house near Southampton Airport Parkway station, a dated record of the roof is useful when planning maintenance across a let.

What to check before booking

  • Will the report include photos?
  • Which limits apply to the survey
  • Whether any drone flown is registered with the CAA
  • Which viewpoints they use to see the roof

FAQs for North Stoneham

Is the coastal weather around North Stoneham hard on roofs?

Generally, yes: wind and salt air take more of a toll near the sea. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch, and North Stoneham is within about 5 miles of the coast.

Is my home in North Stoneham listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

What’s the best way to book?

To book, phone 07833 053749 or send us an email and let us know the address and what you’d like to know. We’ll confirm the price and find a day that suits.

Will you walk on the roof?

Not unless it is safe. Safe viewpoints, the loft space and a drone where applicable cover most of what’s needed, and anything out of sight is recorded in the report.

How do you inspect a chimney without scaffolding?

We look from ground level, from windows and from the loft where it’s safe. A drone inspection is part of the Premium Survey where applicable. Any area we couldn’t view is noted.

Do you cover North Stoneham for chimney surveys?

Yes. We survey roofs in North Stoneham and the rest of Hampshire. For a price, call 07833 053749 or drop us an email.

Can you find out why my chimney breast is damp?

Damp on a chimney breast normally means water is getting into the stack, or moisture is trapped inside it. The survey looks at the stack, the flashings and the capping and records the likely cause.

Chimney surveys around North Stoneham

North Stoneham is within about 5 miles of the coast, where sea air brings more salt and stronger wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you look after a shop, office or commercial unit, for example near Marlands Shopping Centre, a dated report on the roof is useful for planning and for any lease discussions. If you live near a park such as Lakeside Country Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall.
