What affects the cost of chimney surveys

Several things affect the price of a survey:

  • House, block, shop or office
  • Which survey package you book
  • Extra roofs, like extensions, dormers or garages
  • How tall the building is and how easy the roof is to see

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.

What to let us know when you get in touch

When you call or email, these details help:

  • Pictures of the roof from a safe spot, if you have them
  • What’s prompted the survey
  • The kind of building and roof involved
  • Where any leaks, stains or damp patches show inside

To arrange a survey, call 07833 053749 or use the contact form with the address and what you’d like to know about the roof. You’ll know the price before anything is booked.

About our chimney survey in Ramsey

Each stack is looked at from the safest viewpoints available: the ground, nearby windows and higher points, and the roof space where it’s safe. With our Premium Survey, a drone inspection is included where applicable. If we cannot see part of the stack, the report makes that clear. Each defect is recorded with a photo and a plain description. If you’ve noticed loose, cracked or missing pots and worn or missing pointing, we can find out what’s behind it.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what isn’t.

Tips from our surveys

From years of surveys, a few habits stand out as worth the effort:

  • Look at the chimneys with binoculars after a storm
  • Use a Gas Safe registered engineer for gas appliances
  • Note any damp on chimney breasts and when it appears
  • Ask about consent before removing a chimney on an older property

With a shared stack, the report can help when talking to next door. The photos show the problem and which side it’s on, as far as we could see.

Have aerial and dish brackets on the stack checked, and moved if they’re working it loose. Less load on the stack means less strain in wind.

What happens if roof problems are left?

A leaning stack should be looked at sooner rather than later. Our survey records it and says when a structural engineer should look at it, so you know where you stand. Where a roof is exposed, as many are in small places like Ramsey, driving rain gets into any weakness, and damp in older walls is slow to dry out.

Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, access and the package you choose.

Common questions in Ramsey

How do I find out if my home in Ramsey is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Do you survey roofs for landlords with property near Wrabness station?

Yes, rented property is part of what we cover. Just ring 07833 053749 or drop us an email and let us know about the building, including who will give access on the day.

How many surveys have you done?

Over 20 years and more than 5,000 surveys.

Can you survey at the weekend?

Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days as you book.

Why is my chimney breast damp?

Usually it’s water getting in from outside, or condensation in a sealed stack. The survey looks at the stack, the flashings and the capping, and record what we find.

Will you walk on the roof?

Not unless it is safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed, and anything out of sight is recorded in the report.

Can you survey a shared roof?

Yes, if whoever owns or manages the building agrees access. We check the parts we’re given access to.

When you need someone else

To be straight with you, there are limits to any roof survey:

  • Areas we cannot view from safe positions
  • Whether a stack needs rebuilding on structural grounds
  • Hidden damage within the stack

If you are not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer. What our survey covers.

What this survey covers

  • Chimney breasts
  • Brick chimney stacks
  • Chimney pots and cowls
  • Shared and party-wall stacks
  • Flaunching
  • Lead flashings

How it works

We’ll ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes an hour or two at a typical home, though large, tall or awkward roofs take more time. Somewhere like Ramsey needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. The flashings and the roof around each chimney are inspected.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. Any lean, spalling or worn pointing is recorded.
  5. The report explains the condition and which work is most urgent.

Getting ready for the survey

  • Dig out any old roof reports or invoices
  • Keep pets out of the way during the survey

What a chimney survey looks like in Ramsey

The coast is about 1 mile or less from Ramsey, and places near the sea get more salt in the air and more wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand.

For site and facilities teams at buildings such as Harwich and Dovercourt High School, large buildings have long gutter runs and big roofs that need checking like any other. If you let a flat or house near Wrabness station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If your house is among the older ones in the streets near Parish Church of St Michael, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

DIY checks: what’s safe

It is useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in.
