Chimney surveys in Richborough Port

Rented homes, blocks and businesses

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.

Letting agents frequently book on a landlord’s behalf. Access is agreed with the tenant ahead of time.

Chimney survey in Richborough Port: what you get

Each stack is looked at from the safest viewpoints available: the ground, nearby windows and higher points, and the roof space where it’s safe. A drone inspection is part of our Premium Survey where applicable. If we can’t see part of the stack, the report makes that clear. Each defect is recorded with a photo and a plain description. We survey chimney breasts, chimney pots and cowls and lead flashings, and common reasons people get in touch are a stack that appears to lean and cracked or missing flaunching.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

How it works

We work from the outside in: outside views come first, then the loft space if there is safe access. In total, it takes between one and two hours for a house, and about three to four hours for a commercial roof. Older rural homes like those around Richborough Port can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. The stacks are looked at from the ground, from windows and from other safe vantage points.
  3. Every part we can see is looked at: pots, cowls, flaunching, pointing, bricks and flashings.
  4. Where there is safe access, we check the stack in the loft and the chimney breasts for damp.
  5. The findings are written up with photos and recommendations and emailed to you.

Common questions in Richborough Port

Does a conservation area affect roof work in Richborough Port?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

I let a flat near Thanet Parkway station. Can you check the roof?

Of course. We just need to know who will give access, and we can send the report to you or your agent.

Do you inspect shared chimneys?

Yes. Shared stacks are common on terraced and semi-detached houses. We record the stack as far as we can see it and flag anything on the neighbour’s side.

Can you give me structural calculations?

No. Visible signs like deflection or sagging are recorded, but we do not provide calculations or an engineer’s opinion. The report will say if you need an engineer.

What’s the best way to book?

Simply phone 07833 053749 or email us. After a few questions, we confirm the price and fix a day.

When does the report arrive?

That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

Can you survey in bad weather?

Light rain does not normally stop a survey, and it can even help show where water is getting in. High wind or heavy rain can stop drone flights and make roof access unsafe, so we will agree a new date if the weather isn’t suitable.

What happens if roof problems are left?

Most people never get a close look at their chimney stacks. Problems frequently go unnoticed until damp appears inside. A survey gives you a clear picture before that happens. Where a roof is exposed, as many are in small places like Richborough Port, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We will give you the figure before anything is booked.

What a chimney survey does not cover

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Whether a gas appliance or its flue is safe
  • The inside of the flue, which needs a sweep or flue specialist
  • Whether a stack needs rebuilding on structural grounds

How the survey changes by roof type

Lead flashings

Over time, lead can lift or come away from the brickwork. Any loose or split flashings are recorded.

Flaunching

Flaunching is the mortar on top of a stack that holds the pots and sheds water. Once it cracks, water can get straight into the brickwork.

Richborough Port homes and their roofs

The coast is about 2 miles or less from Richborough Port, and places near the sea get more salt in the air and more wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you own a rental within reach of Thanet Parkway station, the gap between tenancies is a good time to have the roof looked at. If you look after a building like Sir Roger Manwood's School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you live near a park like Sandwich and Pegwell Bay, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall.

What a survey costs

The price reflects the time and kit the roof needs. The main factors are:

  • Any need for thermal images or a drone flight
  • Chimneys, valleys, parapets and other details
  • Roof area
  • How tall the building is and how easy the roof is to see

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You’ll know the figure before booking.
