Chimney survey in Soldridge: what you get

Redundant chimneys are common, especially where fires have been replaced by central heating. Even when it isn’t used, a stack has to stay weathertight. If it has been capped without ventilation, damp can build up inside it. We check how redundant stacks have been capped and look for damp in the chimney breasts. You get photos of each stack and our recommendations. We survey flaunching, lead flashings and chimney pots and cowls, and common reasons people get in touch are flashings pulling away from the stack and disused chimneys trapping moisture.

Somewhere as small as Soldridge, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is usually the chimneys and lead flashings that need work first.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

How the survey changes by roof type

Chimney pots and cowls

Each pot is bedded into the flaunching, frequently with a cowl or cap on top. The survey looks for cracked, loose or missing pots and cowls.

Chimney breasts and the loft

Where a breast has been taken out, we check what supports the stack. A structural engineer should confirm whether it’s adequate.

What we can’t see

To be straight with you, a roof survey has limits:

  • Whether a stack needs rebuilding on structural grounds
  • Gas safety checks, which need a Gas Safe registered engineer
  • Parts of the stack that can’t be seen safely or belong to a neighbour we cannot access

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you. The full list of what we check.

  • Brick chimney stacks
  • Flaunching
  • Chimney breasts
  • Shared and party-wall stacks
  • Lead flashings

How the survey works

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes between one and two hours for a house, with bigger or more complicated roofs taking longer. Somewhere like Soldridge needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect what can safely be seen, inside and out.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. The flashings and the roof around each chimney are inspected.
  3. We look at the flaunching and pots on every stack.
  4. We note the brickwork, pointing and any sign of leaning.
  5. The report explains the condition and which work is most urgent.

Before the survey

  • Make a note of anything you’d like us to look at
  • If you are buying, check with the agent that we can get in
  • Make sure we can get to the back of the property

How to book

Our price is from £150, including VAT. The exact figure depends on the roof and the package, and you can phone 07833 053749 or send us an email to find out.

Local roofs in Soldridge

Bentworth Hall, about 2.8 miles north, is one of the historic houses in the wider area around Soldridge. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Some Hampshire villages still have thatched roofs. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

For an older house near a landmark like Church of the Good Shepherd, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

What you can safely check yourself

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

Soldridge: your questions answered

Do you cover smaller places like Soldridge?

Yes, Soldridge is on our map. Villages and rural addresses get the same survey as a town house.

Is my home in Soldridge listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Does this replace a RICS home survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.

Do you inspect the flue?

No. A flue inspection, sweep or gas safety check is a separate job. We check the structure and weathering of the stack and any damp and flag anything that suggests the flue needs a look.

What does a chimney survey cover?

The survey covers the pots and cowls, the flaunching, the pointing, the bricks and the flashings. Inside, we look for damp on chimney breasts and in the loft where there’s safe access. You get a written report with photos.

What should I do with a chimney I don’t use?

There is no single answer. We record how the stack is doing and whether it’s capped with ventilation. In a conservation area or on a listed building, changes may need consent.

How many surveys have you done?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs, with 98% customer satisfaction.

What affects the cost of chimney surveys

Prices always include VAT. The things that change the price are:

  • Chimneys, valleys, parapets and other details
  • Whether thermal imaging or a drone is needed
  • Building height and the viewpoints available
  • The package you choose: Basic, Standard or Premium

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Prices start from £150, including VAT.

Helping us price your survey

Before you get in touch, it helps to have:

  • What kind of property and roof it is
  • When you need the report by
  • Any marks or damp showing indoors
