Chimney surveys in Tonge

What you can safely check yourself

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

How a chimney survey works in Tonge

We inspect chimneys from wherever they can safely be seen: from ground level, from windows and vantage points, and from the loft where there is access. With our Premium Survey, a drone inspection is included where it applies. Where part of a stack cannot be seen, the report says so. Every defect we find is photographed and described in plain words. We survey chimney breasts, shared and party-wall stacks and flaunching, and common reasons people get in touch are eroded joints in the brickwork and flashings pulling away from the stack.

Some older homes in villages like Tonge are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What affects the cost of chimney surveys

Not every roof costs the same to survey, and it comes down to:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Extensions, dormers and garages with roofs of their own
  • How tall the building is and how easy the roof is to see
  • The roof’s overall size

Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT.

Helping us price your survey

You do not need to know any roofing terms. Just let us know:

  • The style of property, from a terrace to a block
  • Pictures from the garden or a window, if you have them
  • How the loft is reached, if there is one
  • Your postcode, so we can check access and travel

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or drop us an email when you’re ready.

What we do, step by step

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe viewpoint, take photographs as we go and make notes for the report. Most visits take between one and two hours at a house, as part of a look at the roof around the stack. In a hamlet or village like Tonge, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. You let us know whether any stacks are shared, unused or leaning.
  2. The flashings and the roof around each chimney are inspected.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. Any lean, spalling or worn pointing is recorded.
  5. The report explains the condition and which work is most urgent.

Before the survey

  • Have any paperwork from past roof work to hand
  • Tell us where we can park nearby
  • Move anything stored under the loft hatch

Different roofs, different checks

Chimney breasts and the loft

Inside, chimney breasts can show damp when water gets into the stack. We look at them and at the stack in the loft where there is safe access.

Brick stacks

Most chimney stacks are built of brick, with mortar joints that wear over time. The survey looks for crumbling bricks and worn or missing mortar.

Rented homes, blocks and businesses

Letting agents often book on a landlord’s behalf. Access is agreed with the tenant beforehand.

Landlords and letting agents in Tonge book surveys as well as homeowners. The report gives you a dated record of the chimney stack, with photographs, useful for planning maintenance.

Questions from Tonge

Can a landlord with a rental near Teynham station book a roof survey?

Yes, letting agents and landlords book with us as well as owners. Just ring 07833 053749 or use the contact form and let us know about the building, including who will give access on the day.

Does being near the coast affect roofs in Tonge?

Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it typically shows.

Do you climb onto every roof?

Only if it’s safe. We inspect what can be seen safely: from the ground, from windows, from inside the loft space, from the roof where it’s safe and by drone where applicable. The report says if anything couldn’t be seen.

Is this a RICS survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Do you inspect the flue?

No. We survey the stack and its weathering, not the flue. The flue should be checked by a sweep, or by a Gas Safe registered engineer for gas appliances.

How do you inspect a chimney without scaffolding?

We look from ground level, from windows and from the loft where it’s safe. Where applicable, our Premium Survey adds a drone inspection for a closer view. Any area we couldn’t view is noted.

Do you look in the loft space?

If there is a loft and safe access to it, yes. The roof space can show things the outside cannot, such as damp timbers, staining or daylight.

What we cannot see

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Whether a stack needs rebuilding on structural grounds
  • Whether a gas appliance or its flue is safe
  • Hidden damage within the stack

If you are not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer before you book. The full list of what we check.

Chimney surveys around Tonge

Tonge lies within about 1 mile of the sea, so there is more wind and more salt in the air than further inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, and driving rain gets into whatever gap is left. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Living close to Milton Creek Country Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls. For landlords with property near Teynham station, the gap between tenancies is a good time to have the roof looked at. If you live in an older home near Church of St Giles, its chimney, valleys and lead work are likely to be the parts that need attention first.
