How a chimney survey works in Tye
If you’re buying a home with chimneys, it’s worth knowing their condition before you exchange. On older stacks, we often find cracked flaunching, loose flashings and worn pointing. You get photos and findings you can take back to the seller or agent. It complements a RICS home survey rather than replacing it. We survey flaunching, lead flashings and brick chimney stacks, and common reasons people get in touch are disused chimneys trapping moisture and mortar washing out of the joints.
Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.
The report works through the roof section by section, from the coverings down to the gutters. It records what’s sound as well as what is not.

The survey, step by step
A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. Most visits take roughly 1–2 hours for a house, though large, tall or awkward roofs take more time. Around Tye, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- You let us know how many stacks there are and any damp or problems you’ve noticed.
- We inspect each stack from safe viewpoints outside.
- The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
- Inside, we look for damp on chimney breasts and in the loft where there’s safe access.
- We send a written report with photos, the defects found and what we recommend.
Before the survey
- Tell us where we can park nearby
- Check pets are kept safely away
- Let us know about any leaks, stains or damp patches you know of

Tips that help
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- File photos of the stacks with your home records
- Remove aerials or dishes from the stack if they’re no longer needed
- Check that disused chimneys can still breathe
- Have the flue swept and checked if you use the fire
If the report recommends a structural engineer, a sweep or a Gas Safe registered engineer, it will say why. That helps you brief them.
Look at your chimneys from the ground now and then, especially after strong winds. Binoculars help you spot loose pots, missing mortar or lifted flashings.
Chimney surveys around Tye
Tye lies within about 1 mile of the sea, and being near the sea means more wind and salt than a roof inland would face. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. The wider area around Tye has a long history of building, with Warblington Castle about 2 miles north. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.
Take an older house close to Church of St Peter: its chimney, valleys and lead work are likely to be the parts that need attention first. For site and facilities teams at buildings such as Mill Rythe Junior School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Flaunching
Sitting at the very top, flaunching is fully exposed. We look for cracks, gaps around the pots and missing pieces.
Lead flashings
Some older stacks have mortar fillets instead of lead. They tend to crack, so we check them closely.

What a survey costs
All our prices include VAT. The things that change the price are:
- Extensions, dormers and garages with roofs of their own
- The height of the building and how the roof can be seen safely
- How big the roof is
- The package you choose: Basic, Standard or Premium
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.
Getting in touch
A little information up front helps. It is useful to include:
- The reason for the survey, such as buying, a leak or storm damage
- The address and postcode of the property
- Dates you’re working to, like exchange
- Any stains, drips or damp patches you’ve seen indoors
Photos help, if you have them. Take them safely from the ground or a window. To get started, phone 07833 053749 or send us an email.
When to book a survey in Tye
Some owners book because a chimney breast has been removed below and they want to know about the stack above. We record what we can see in the loft and outside, and recommend a structural engineer where support is in question.
Here are some of the things we see frequently:
- Damaged chimney pots and cowls
- Spalled or crumbling bricks
- Eroded joints in the brickwork
- Lifted or split lead flashings
If you live near a park like Eames Farm, or anywhere with mature trees, autumn leaves can block gutters and valleys.
What to check before booking
- Do they have a CAA Flyer ID and Operator ID for drone work?
- Are they insured for the work?
- Is there a chance to talk the report through?
- Their report turnaround times
Questions from Tye
Is the coastal weather around Tye hard on roofs?
Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it typically shows.
Is Tye within the area you cover?
Yes, smaller places are covered as well as towns. We work right across London and the South East. Just mention lanes, gates or anything else about the route when you book.
Do you survey roofs on blocks of flats?
Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Tell us about it when you book and we’ll explain what’s needed.
Do you need to go on the roof to check the chimney?
We look from the ground, from windows and from the loft where it is safe. Where applicable, our Premium Survey adds a drone inspection for a closer view. The report is clear about anything that couldn’t be seen.
How long does the survey take?
It typically takes an hour or two for a house, rising to roughly 3–4 hours on a commercial building. We will confirm the timing as you book.
How soon will I get the report?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed, ready to forward.
Does someone need to be in?
It depends on what we need to see. For inside areas and the loft space, someone has to give us access, while outside access can be discussed when you book.
