What a survey costs
All our prices include VAT. The things that change the price are:
- The type of building, from a house to a block or an office
- Extra roofs, like extensions, dormers or garages
- How complicated the roof is, with its valleys, chimneys and parapets
- If the survey needs thermal imaging or a drone
Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.
Getting in touch
To price your survey accurately, we will ask about:
- Any photos you have, taken from the ground or a window
- The kind of building and roof involved
- Any marks or damp showing indoors
- Why you want a survey: buying, a leak, a storm or new work
You can call us seven days a week, including Saturdays and Sundays. For a price or to book, call 07833 053749 or use the contact form.
How a chimney survey works in Upstreet
If you’re buying a home with chimneys, it is worth knowing their condition before you exchange. On older stacks, we frequently find cracked flaunching, loose flashings and worn pointing. You get photos and findings you can take back to the seller or agent. It complements a RICS home survey rather than replacing it. We survey shared and party-wall stacks, chimney breasts and lead flashings, and common reasons people get in touch are spalled or crumbling bricks and unused flues sealed without airflow.
Older buildings in small places like Upstreet may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.
The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend.

FAQs for Upstreet
Is the coastal weather around Upstreet hard on roofs?
Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.
Do you cover smaller places like Upstreet?
Yes, Upstreet is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
What happens next?
We email you the written report with photos and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.
Are you structural engineers?
No. We point out what can be seen, such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.
How much does a chimney survey cost in Upstreet?
Chimney survey starts from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.
Can you find out why my chimney breast is damp?
Damp on a chimney breast usually means water is getting into the stack, or moisture is trapped inside it. We check the stack, the flashings and how unused flues are capped, and record what we find.
How experienced are you?
We have more than 20 years’ experience and have carried out more than 5,000 surveys.

Common roof problems in Upstreet
Many chimneys are no longer used. If a stack is capped or blocked without ventilation, moisture can build up inside. That can lead to damp patches on chimney breasts, even with the roof in good order.
Signs worth acting on include:
- Worn or missing pointing
- Gaps where the stack meets the roof
- Frost-damaged brickwork on the stack
- Disused chimneys trapping moisture
If you own a rental within reach of Sturry station, a dated record of the roof is useful when planning maintenance across a let.
Before you book any roof surveyor

- Whether you get a written report with photos
- Which limits apply to the survey
- Whether they hold professional indemnity and public liability insurance
Upstreet homes and their roofs
Upstreet lies within about 4 miles of the sea, so there’s more wind and more salt in the air than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, and driving rain gets into whatever gap is left. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.
Take an older house close to Church of St Mary the Virgin: old fixings, lead flashings and tall chimneys are typical of older roofs. For site and facilities teams at buildings like Chislet Church of England Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What we cannot see
Some things cannot be seen without opening up the roof, and that sets some limits:
- Whether the flue is safe to use
- What’s inside the brickwork or behind render, without opening up
- Checks on boilers, fires or their flues

What we look at
- Chimney pots and cowls
- Lead flashings
- Flaunching
- Brick chimney stacks
- Chimney breasts
- Shared and party-wall stacks
What we do, step by step
Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. Then the inspection itself takes about 1–2 hours at most homes, rising to roughly 3–4 hours on a commercial building. Somewhere as small as Upstreet, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- First you let us know about the chimneys, any damp on the chimney breasts and any worries.
- The stacks are looked at from ground level, from windows and from other safe vantage points.
- Every part we can see is looked at: pots, cowls, flaunching, pointing, bricks and flashings.
- Where there’s safe access, we check the stack in the loft and the chimney breasts for damp.
- We send a written report with photos, the defects found and what we recommend.
Preparing for the visit
- Move anything stored under the loft hatch
- Jot down any questions you want answered
- Find any records of previous roof work

Chimney pots and cowls
Pots sit in the flaunching on top of the stack, and cowls or caps sit on the pots. The survey looks for cracked, loose or missing pots and cowls.
Brick stacks
Most chimney stacks are built of brick, with mortar joints that wear over time. The survey looks for crumbling bricks and worn or missing mortar.
