Independent chimney surveys in Walderton

Chimney survey in Walderton

Each stack is looked at from the safest viewpoints available: from the ground, from windows and vantage points, and from the loft where there’s access. With our Premium Survey, a drone inspection is included where applicable. If we can’t see part of the stack, the report makes that clear. Every defect we find is photographed and described in plain words. We survey shared and party-wall stacks, chimney pots and cowls and flaunching, and people most often book us about gaps where the stack meets the roof and loose, cracked or missing pots.

Somewhere as small as Walderton, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it is typically the chimneys and lead flashings that need work first.

The report records the chimney stack as we found it on the day. That makes it useful now and a handy reference later.

Can I check my roof myself?

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

How the survey changes by roof type

Lead flashings

Flashings can lift in wind or pull out of their mortar joints. Any loose or split flashings are recorded.

Chimney breasts and the loft

Inside, chimney breasts can show damp when water gets into the stack. We check them and at the stack in the loft where there is safe access.

Landlords, agents and block managers in Walderton

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the survey around it.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

Chimney surveys around Walderton

Walderton lies within about 5 miles of the sea, so there is more wind and more salt in the air than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, and driving rain gets into whatever gap is left. With Uppark about 4.3 miles north, Walderton sits in an area with a long building history. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

The streets around a church such as The Parish Church of St Mary are often among the oldest in a place, and if you own one of the older houses nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you live near a park like Stansted Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls. For landlords with property near Nutbourne station, the gap between tenancies is a good time to have the roof looked at.

What we cannot see

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • Whether a stack needs rebuilding on structural grounds
  • Whether a gas appliance or its flue is safe
  • The inside of the flue, which needs a sweep or flue specialist

If in doubt, phone 07833 053749 or send us an email and we will suggest the right survey before booking. What a survey covers and does not.

FAQs for Walderton

How do I find out if my home in Walderton is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Does being near the coast affect roofs in Walderton?

It can do. Within about 5 miles of the sea, as Walderton is, metal fixings wear faster and gales find any loose ridge or slate.

Do you test for asbestos?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

Are you structural engineers?

No. Visible signs such as deflection or sagging are recorded, but we don’t provide calculations or an engineer’s opinion. If one is needed, the report says so.

What should I do with a chimney I don’t use?

A redundant chimney needs looking after like any other. Capping without airflow can lead to damp. Our survey records its condition and how it is capped, so you can plan what to do with it.

Do you use drones?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where applicable, the Premium Survey.

Are you insured?

We’re covered by professional indemnity and public liability insurance.

Why get it checked now?

A leaning stack should be looked at sooner rather than later. We record its condition and recommend a structural engineer where needed, so you can decide what to do next. In a place like Walderton, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Chimney survey starts from £150, including VAT. What you pay depends on the size and height of the roof, access and which survey you book.

What happens on the day

Safety comes first on every visit. We inspect whatever is safely visible, and anything we can’t see is noted in the report. Most visits take about one to two hours at a house, as part of a look at the roof around the stack. Rural addresses near Walderton can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. You tell us how many stacks there are and any damp or problems you’ve noticed.
  2. The stacks are looked at from the ground, from windows and from other safe vantage points.
  3. We check and photograph the pots, cowls, flaunching, pointing and flashings.
  4. We check the chimney breasts and the stack in the loft space where we can reach them.
  5. The findings are written up with photos and recommendations and emailed to you.

Before we arrive

  • Have any questions written down, so nothing gets missed
  • Move anything stored under the loft hatch
