Waterhall: your questions answered

Do roofs near the sea, like those around Waterhall, take more of a battering?

It can do. Waterhall is within about 3 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Is Waterhall within the area you cover?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Will you walk on the roof?

Only when it is safe. Safe viewpoints, the roof space and a drone where it applies cover most of what’s needed, and the report notes anything we couldn’t see.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Can you find out why my chimney breast is damp?

There are a few common causes: water getting in at the top, through the brickwork or at the flashings, or moisture trapped in a stack with no ventilation. Our survey checks each of these and records the likely cause.

Will you fly a drone over my roof?

Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance.

Chimney survey in Waterhall

Redundant chimneys are common, especially where fires have been replaced by central heating. A disused stack still needs looking after. If it has been capped without ventilation, damp can build up inside it. We check how redundant stacks have been capped and look for damp in the chimney breasts. You get photos of each stack and our recommendations. If you’ve noticed lifted or split lead flashings and a chimney out of line, we can find out what’s behind it.

In a village or hamlet like Waterhall, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

The report doesn’t just list problems. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

What we do, step by step

After the inspection, everything we found is written up as a photo-illustrated written report. On timing, it normally takes about 1–2 hours for most homes, a little longer where there are several stacks. Cottages and farmhouses around Waterhall often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.

  1. You let us know how many stacks there are and any damp or problems you’ve noticed.
  2. Each chimney is viewed from wherever it can be seen safely.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. Inside, we look for damp on chimney breasts and in the loft where there’s safe access.
  5. We send a written report with photos, the defects found and what we recommend.

Before we arrive

  • Mention any parking restrictions on your street
  • Move anything stored under the loft hatch
  • Jot down any questions you want answered

Advice

How the survey changes by roof type

Chimney pots and cowls

For unused flues, we check whether caps or cowls allow ventilation. Capping without ventilation can trap moisture.

Brick stacks

Older brick stacks often have soft lime mortar. We note where repairs should match the original mortar.

What a chimney survey doesn’t cover

Every survey has limits, and it is better to know them up front. Keep these in mind:

  • Conditions inside walls
  • Structural calculations for a leaning stack
  • Areas we cannot view from safe positions

If you’re not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer. The full list of what we check.

Chimney surveys around Waterhall

Waterhall is within about 3 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Some old buildings in Sussex have Horsham stone slab roofs. Whichever you have, the details that tend to fail before the covering itself get the closest look.

With Preston Manor & Gardens about 2 miles south, the area around Waterhall has a long history. On a period home nearby, the survey separates sound original work from tired later repairs. Anyone responsible for a site like Westdene Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other. If you let a flat or house near Preston Park station, the gap between tenancies is a good time to have the roof looked at.

Checking the roof from ground level

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

For landlords and managing agents

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Tell us about it when booking and we’ll plan the visit with that in mind.

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant ahead of time.

What affects the price in Waterhall

Prices vary from roof to roof, and it comes down to:

  • The roof’s overall size
  • The use of thermal imaging or a drone
  • Extensions, dormers and garages with roofs of their own
  • The shape of the roof and its details

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We will give you the figure before anything is booked.

Getting in touch

Getting the details right at the start saves time. It is useful to include:

  • The property’s address and postcode
  • Why you want a survey: buying, a leak, a storm or new work
  • Dates you’re working to, such as exchange
  • Any marks or damp showing indoors

Unsure which package suits your roof? It is easiest to call 07833 053749 or send us an email and describe the roof and what’s worrying you. We will talk you through the options and what they cost.
