About our chimney survey in West Reading

If a chimney looks out of line, it is worth getting it checked. Stacks can lean when mortar on one side breaks down, often after years of flue gases and damp. We record the lean and the condition of the brickwork and pointing. Where it may be a structural concern, we will recommend a structural engineer. Typical surveys look at eroded joints in the brickwork and flashings pulling away from the stack, across brick chimney stacks, chimney breasts and chimney pots and cowls.

Houses in smaller places like West Reading can face open ground, where wind and driving rain hit the roof harder. That weather tells first on ridges, verges, chimneys and flashings. Checking those edges shows whether anything has begun to work loose before it lets water in. Once one ridge tile or slate moves, wind gets under the next one too.

We write the report in plain English, so you don’t need to be a roofer to follow it. Photographs show what each point refers to.

How it works

Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take about 1–2 hours at a house, as part of a look at the roof around the stack. A visit to a smaller place like West Reading is no different on the day: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. The stacks are looked at from ground level, from windows and from other safe vantage points.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. Where there’s safe access, we check the stack in the loft and the chimney breasts for damp.
  5. You get a written report with photographs and our recommendations.

Before the survey

  • Make sure pets are kept safely away
  • If you’re buying, let the agent know when we are coming
  • Gather any invoices or paperwork from past roof work

Why get it checked now?

Cracked flaunching and worn pointing are often modest repairs when they’re caught early. Leave it, and frost can work the stack loose, and the work grows. Around West Reading, a leak in an older house can soak into timbers and plaster, which is far harder to put right than the roof fault itself.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Prices start from £150, including VAT.

Why us?

  • An independent look at the roof
  • PI and public liability insurance
  • Surveys seven days a week
  • Packages from £150, including VAT

FAQs for West Reading

How do I find out if my home in West Reading is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Is West Reading within the area you cover?

Yes, West Reading is on our map. A small place gets exactly the same survey as a big one.

Our stack is shared. Can you still survey it?

Yes. We inspect everything that’s safely in view and what you give us access to. Where a problem appears to be on next door’s side, we note it and you can raise it with them.

What causes damp on a chimney breast?

Typically it is water getting in from outside, or condensation in a sealed stack. The survey looks at the stack, the flashings and the capping and records the likely cause.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access as you book.

Will you fly a drone over my roof?

Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

What does a chimney survey cover?

The survey covers the pots and cowls, the flaunching, the pointing, the bricks and the flashings. We also check chimney breasts and the stack in the roof space where we can reach. You get a written report with photos.

Common roof problems in West Reading

Removing a chimney breast inside can leave questions about how the stack is supported. We record what we can see in the loft and outside, and the report recommends a structural engineer if support is a concern.

Typical things we are asked to look at include:

  • Cracked or missing flaunching
  • Unused flues sealed without airflow
  • Loose, cracked or missing pots
  • Worn or missing pointing

If your house is among the older ones in the streets near Church of St Mark, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Before you book any roof surveyor

  • Whether VAT is added on top
  • Whether the roof space is looked at, where there is one
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • What experience they bring

What a good roof survey covers

West Reading homes and their roofs

With Mapledurham House about 2.8 miles north-west, West Reading sits in an area with a long building history. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Take a building like Battle School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. For landlords with property near Reading West station, the gap between tenancies is a good time to have the roof looked at.

Honest limits

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Structural calculations for a leaning stack
  • The inside of the flue, which needs a sweep or flue specialist
  • Areas we can’t view from safe positions

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you. The full list of what we check.

What this survey covers

  • Lead flashings
  • Flaunching
  • Shared and party-wall stacks
  • Chimney breasts
  • Chimney pots and cowls
  • Brick chimney stacks

Should I look at the roof myself first?

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book, as it helps us focus the survey.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in, using safe viewpoints and a drone where applicable.
