Drone roof survey in Baker's Wood: what you get
Drones need reasonable weather. High wind or heavy rain rules out a flight, because control and safety come first. If the day turns out unsuitable, we will talk about another date or inspect what we can by other means. The forecast is checked ahead of the visit and again on the day. Light wind and dry weather give the clearest close-up photos. A short delay is better than a rushed flight. If you are worried about ridge pieces that have lifted and flashings that have come away, we can find out what’s behind it, whatever the roof.
Some older homes in villages like Baker's Wood are listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, so it’s a gentle way to see the condition of an old roof, before anyone decides what work it needs. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.
What you get is a clear record of the roof on the day we saw it. It is useful straight away, and a good reference for later, for example when you want to check whether anything has changed.

Before and after the survey
A survey works best with a little help from you, before and after. Tips:
- Keep pets indoors during the flight
- A word with neighbours beforehand helps
- Clear the loft hatch so we can check inside too
- Expect us to rearrange if it’s too windy or wet
If you need work done, roofers can work from the photos. They’ll see exactly where each defect is.
After a storm, check from the garden and the street. Debris in the garden is a sign to act on. A drone survey can show what has shifted.
What we’re asked to look at in Baker's Wood
Not every roof can take a person’s weight. Old slates and clay tiles crack underfoot, and fragile sheet roofs are dangerous to walk on. With a drone, the roof is photographed without anyone stepping on it.
Look out for signs like these:
- Blocked valleys and parapet gutters
- Coverings that have slipped high up on the roof
- Lead work pulling away at abutments
- Cracked mortar along the ridge
Take an older house close to Church of St Mary: older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help.

The survey, step by step
The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes an hour or two for a house, rising to roughly 3–4 hours on a commercial building. Older rural homes like those around Baker's Wood can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.
- You give us the address and let us know about the roof.
- Any flight restriction at the address is looked at, with permission requested if required.
- Before take-off, the wind, the weather and the launch spot are checked.
- The drone photographs the roof closely, kept in sight throughout.
- The findings, photos and recommendations reach you by email.
Before the survey
- If you are buying, check with the agent that we can get in
- If the roof is shared, arrange access with whoever manages the building
- Clear the way to the loft hatch
Booking a survey
If you have photos of the roof, send them over. Pictures from the ground or a window are fine, and please don’t climb up for a closer look. To send them or to book, ring 07833 053749 or use the contact form.

What we cannot see
In fairness, a roof survey has limits:

- Structural calculations (that is a structural engineer’s job)

Leave it or get it looked at?
It is hard to plan maintenance for a roof nobody has looked at. You get photographs of every part we can see. That helps you put the work in order. Older cottages and farmhouses around Baker's Wood can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.

Baker's Wood questions
Is drone flying allowed in Baker's Wood?
It depends on the exact address and the weather on the day. Denham Aerodrome is about 2 miles away, so we check the Drone Safety Map for restrictions before any flight. A small drone can’t fly safely in high wind or heavy rain.
How do I find out if my home in Baker's Wood is listed?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.
How experienced are you?
We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.
Do I need to be at home?
Not necessarily. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.
Is this a RICS survey?
No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.
Will you go up on the roof?
Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and anything out of sight is recorded in the report.
What does the report include?
It works through the roof part by part, in writing and with photos. The most urgent items are made clear.
