About our drone roof survey in Chilton
Every flight starts with an airspace check. Near protected airports such as Heathrow, Gatwick, Stansted and Luton, flight restriction zones mean permission is needed first. Parts of central London have restricted areas too, where NATS permission is needed. If permission is not given, we inspect by other means and tell you. Prison sites also have drone restriction zones. We survey large and complex roofs, valleys and parapet gutters and chimney stacks, and people most often book us about moss and weeds taking hold up top and slates or tiles shifted by high winds.
Somewhere as small as Chilton, older roofs are frequently steep and partly hidden by trees or outbuildings. A drone and a thermal camera each give a view you can’t get from the ground. Both the forecast and the airspace are checked first. Steep slopes and tall chimney stacks are where a close-up view adds the most.
Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

What you can safely check yourself
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.
Questions from Chilton
Is my home in Chilton listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Is drone flying allowed in Chilton?
Normally it comes down to two things: the airspace at the address and the weather. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. The flight also waits for calm, dry weather.
What do I do with the report?
The report arrives by email. With Standard there is a follow-up consultation; with Premium, an in-person consultation.
How long is the visit?
Expect it to take about 1–2 hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. The written report follows by email.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
What will the report tell me?
It sets out what we found, why it matters and what we recommend, with photographs throughout. Anything we couldn’t see safely is noted too, so you know exactly what was covered.
Do I have to be there for the survey?
Not always. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.
For landlords and managing agents
Where a roof is shared: we need access agreed with the freeholder or managing agent. Mention it when you contact us and we’ll plan the survey around it.
We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Bigger roofs take more time, and they’re priced for the size.
Practical tips
Over many surveys, some simple habits stand out as worth the effort:
- Tell us the exact address as you book
- Book early if you’re near an airport
- Keep a clear space in the garden or drive for take-off
- Expect us to rearrange if it’s too windy or wet
There’s a follow-up after 12 months with the Premium Survey. It shows whether anything has moved or worn since the first visit.
Have high or hard-to-reach roofs surveyed every few years. Regular photos make changes easy to spot, and early repairs keep water out.

How it works
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes about 1–2 hours at a house, including the airspace and weather checks before take-off. If you have questions on the day, just ask. Cottages and farmhouses around Chilton often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.
- We start by making sure a drone flight makes sense for the roof.
- A date is fixed, with a fallback in case the weather turns.
- Aerial photos are taken of your roof only, not the neighbours’.
- Where there’s safe access, we check the loft as well.
- Everything is written up, with the aerial photos and our advice.
Before the survey
- Check pets are kept safely away
- Have any paperwork from past roof work to hand
- Tell us about any leaks, stains or damp patches you know of

Common roof problems in Chilton
Walking on some roofs does more harm than good. Old slates and clay tiles crack underfoot, and some sheet roofs are fragile. A drone lets us see them closely without touching them.
Typical things we are asked to look at include:
- Lifted or split lead flashings
- Cracked flaunching or loose chimney pots
- Ridge pieces that have lifted
- Ponding and splits on a high flat roof
For an older house near a landmark such as Parish Church of St Mary, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help.

What affects the price in Chilton
A few things affect what a survey costs:
- The package you choose: Basic, Standard or Premium
- Whether it’s a home or a commercial building
- Extra roofs, like extensions, dormers or garages
- The roof’s overall size
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.
What to let us know when you get in touch
Getting the details right at the start saves time. It’s useful to include:
- The address and postcode of the property
- Your timetable, such as an exchange date
