Need a drone roof survey in Erriottwood?

Should I look at the roof myself first?

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

Drone roof survey in Erriottwood

Drone roof survey starts from £400, including VAT. A drone inspection, where applicable, is also part of our Premium Survey, with a same-day report, structural analysis and an in-person consultation. It also includes a follow-up after 12 months. If a drone will not help on your roof, we will say so. You get a written report with the close-up photos from the flight. We survey large and complex roofs, fragile roofs and tall and steep roofs, and common reasons people get in touch are lead work pulling away at abutments and flat roofs on upper floors that hold water.

In a small place like Erriottwood, open ground can mean strong wind. A small drone can’t fly safely in strong wind or heavy rain, and thermal imaging works best with little wind. The visit is planned around the forecast, along with the journey and access. A change in the forecast can mean moving the visit to another day.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photograph. It records what’s sound as well as what is not.

Your questions about drone roof surveys in Erriottwood

Is Erriottwood within the area you cover?

Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route as you book.

How do I find out if my home in Erriottwood is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Is it a structural engineer’s report?

No. We note visible signs such as sagging or deflection, but we are not structural engineers and don’t carry out calculations. If we think you need an engineer, the report says so.

When does the report arrive?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.

How many surveys have you done?

We have more than 20 years’ experience and have completed over 5,000 surveys.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.

What we can’t see

No survey can tell you everything, and we’d rather be clear about that before you book. Bear these in mind:

  • A flight on a day when the weather isn’t safe
  • Flights in a restricted zone without permission
  • A structural engineer’s report

If you are not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer. What a survey covers and does not.

What we check

  • Flat roofs on upper floors
  • Large and complex roofs
  • Valleys and parapet gutters
  • Fragile roofs
  • Tall and steep roofs
  • Chimney stacks

Tips that help

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Share the postcode so we can check for restrictions
  • Allow time for permission if you’re in a flight restriction zone
  • Mention anything you’ve noticed on the roof
  • Clear a spot on the drive or lawn

Your report arrives by email, with close-up photographs from the flight. Each finding is explained in plain words, and recommendations are ranked by urgency where that helps.

Keep the roof space ventilated. Poor airflow lets condensation build up. Check insulation does not block the airflow.

How the survey works

Every roof is different; as a rough guide, the survey takes an hour or two on an ordinary house, or half a day or so for a commercial building. You’re welcome to ask questions while we’re there. For a village or hamlet like Erriottwood, the journey is planned in advance: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.

  1. We start by making sure a drone flight makes sense for the roof.
  2. A visit is booked for a weekday, Saturday or Sunday, weather permitting.
  3. We fly over the roof, keeping the camera on the property we’re surveying.
  4. If the loft can be reached safely, it is checked too.
  5. The report sets out what we found, with photos and recommendations.

How to prepare

  • Note where any stains or damp appear
  • If you’re buying, check with the agent that we can get in
  • For a flat or shared roof, check access with the building owner or managing agent

Related advice

Different roofs, different checks

Flat roofs on tall buildings

The flat roof on top of a block is rarely looked at. From above, standing water, splits and tired upstands are clear.

Large commercial roofs

Older cement sheet roofs may contain asbestos. We flag it in the report so a specialist asbestos surveyor can check.

What a drone roof survey looks like in Erriottwood

Erriottwood lies within about 5 miles of the sea, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in strong wind or heavy rain. The drone we use is under 250g, flown by a CAA-registered operator with a Flyer ID and Operator ID. Flights in the open category stay under 120 m (400 ft), with the drone kept in sight.

Take a building like Lynsted and Norton Primary School: a drone or thermal camera can show a large roof in a single visit. With Belmont House and Gardens about 3.4 miles south-east, the area around Erriottwood has a long history. Aerial photos and thermal images let an old roof be checked without anyone disturbing it. The streets around a church such as Church of St Peter and St Paul are frequently among the oldest in a place, and if yours is one of the older homes nearby, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help.
