Drone roof survey in Horney Common
Drone surveys suit tall houses, blocks of flats, steep roofs and large commercial roofs. They’re useful where walking on the roof could damage it or isn’t safe. The roof is photographed without being disturbed. We check the airspace for your address before the visit. If a drone isn’t the right tool, we will say so. If you’ve noticed damage after a storm that can’t be seen from below and cracked flaunching or loose chimney pots, we can find out what’s behind it, on chimney stacks, fragile roofs and flat roofs on upper floors alike.
Some older homes in villages like Horney Common are listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, so it is a gentle way to see the condition of an old roof. Check with the council before planning any work on a listed building or one in a conservation area.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

The survey, step by step
The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Notes and photos go into the written report. The visit usually takes roughly 1–2 hours at most homes, rising to roughly 3–4 hours on a commercial building. Somewhere as small as Horney Common, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- We confirm whether a drone suits your roof.
- A date is fixed, with a fallback in case the weather turns.
- We fly over the roof, keeping the camera on the property we are surveying.
- Where there’s safe access, we check the loft as well.
- You get photos, findings and clear recommendations.
Getting ready for the survey
- Have any questions written down, so nothing gets missed

Leave it or get it looked at?
Close-up photos make conversations with roofers clearer. They show the location and extent of each defect, which helps when you ask for quotes. Matching old materials, like handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.
Prices start from £400, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we’ll tell you which fits.

Drones, thermal imaging and Horney Common roofs
Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.
If you live in an older home near Christ Church, thin or patchy insulation under an old roof often shows up clearly on a thermal image.
Horney Common is about 3 miles north of Uckfield, in East Sussex. Whether the building in Horney Common is a house, a flat or a commercial unit, the roof can be surveyed on a weekday or at the weekend. Our area takes in places right across East Sussex, large and small. We also survey roofs in Crawley.
We work across the TN22 postcode area for drone roof surveys. You’ll find streets such as Old Forge Lane and Tylers Lane, and we cover them all. If you are just outside Horney Common, we cover Nutley (2 miles north-west), Duddleswell (2 miles north), Furner's Green (3 miles west), Chelwood Common (3 miles north-west) and Chelwood Gate (4 miles north-west). Further out, we also cover Lewes (10 miles south), Hailsham (13 miles south-east), Crowborough (5 miles north-east), Uckfield (3 miles south), Newhaven (15 miles south) and Peacehaven (15 miles south).

DIY checks: what’s safe
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.

FAQs for Horney Common
Are there drone restrictions around Horney Common?
The answer turns on the exact location and the conditions on the day. Before any flight, we check the Drone Safety Map for airspace restrictions. The flight also waits for calm, dry weather.
Will you come out to Horney Common?
Yes, Horney Common is on our map. Villages and rural addresses get the same survey as a town house.
Can you give me structural calculations?
No. We point out what can be seen, like sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.
Can you tell me if my roof has asbestos?
No. We do not sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.
How long does the survey take?
That depends on the size and shape of the roof; most visits take between one and two hours at a typical home, with bigger or more complicated roofs taking longer. The written report follows by email.
Can you survey in bad weather?
Light rain is usually fine; heavy rain and wind are different. Strong wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.
Do you carry professional indemnity insurance?
Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.
Tips from our surveys
You don’t need to be a roofer to help. Here’s what helps most:
- Let us know what you want to see
- Keep dogs indoors during the visit
- Keep a clear space in the garden or drive for take-off
- Let neighbours know about the flight if your roof is shared
Your report arrives by email, with close-up photos from the flight. Each finding is explained in plain words, and recommendations are ranked by urgency where that helps.
Check the loft now and then, with care and a good torch. The underside often shows problems before the outside does. Take photos of any changes.
How we price drone roof surveys
Survey packages start from £150, with VAT included. The price for your roof depends on:
- If the survey needs thermal imaging or a drone
- How complicated the roof is, with its valleys, chimneys and parapets
- Roof area
- The type of building, from a house to a block or an office
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. The price for your roof depends on its size, access and what you want to find out.
