  • Hidden gutters full of leaves

Honest limits

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Flights in a restricted zone without permission
  • Whether the roof structure meets design loads
  • The underside of the roof (that needs an inside check)

Not sure which survey suits your roof? You can call 07833 053749 or email us and we’ll tell you. The full list of what we check.

Drone roof survey in Iwade: what you get

Some roofs are hard or unsafe to reach. A drone takes close-up photographs of those roofs from the air. You see slates, ridges, chimneys, valleys and gutters in detail. The photos go into a written report. It also suits roofs that would be damaged by someone walking on them. Where a flight isn’t possible, we explain why. We survey large and complex roofs, flat roofs on upper floors and tall and steep roofs, and the problems we are asked to look at most are moss building up on slopes and in gutters and blocked valleys and parapet gutters.

Places like Iwade can be near small airfields or other airspace restrictions, so every drone flight starts with a check of the Drone Safety Map. Exposed sites can be windy, and a small drone can’t fly safely in strong wind, while thermal imaging also works best with little wind. Neighbours’ privacy is part of planning each flight, along with the airspace and the weather.

If any part of the roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

Checking the roof from ground level

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Landlord and commercial surveys in Iwade

Letting agents can arrange access with tenants, at a time agreed beforehand. We survey seven days a week, which can make access easier.

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.

How it works

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect between one and two hours for most houses, and more on a big or complicated roof. A visit to Iwade is planned like any other: the time, the access and where to park are agreed beforehand. Weekday and weekend visits are both possible. Let us know about any garages, outbuildings or extensions you want included.

  1. First, we check the address for flight restrictions.
  2. If permission is needed, we ask for it before the visit.
  3. On the day, we check the weather and the site before flying.
  4. We fly the drone close to the roof to photograph it in detail, always in sight.
  5. We email a written report with the photos and our recommendations.

Getting ready for the survey

FAQs for Iwade

Is my home in Iwade listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can you fly a drone over a roof in Iwade?

The answer turns on the exact location and the conditions on the day. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. Strong wind or heavy rain also stops a small drone flying.

Do you carry out surveys on Saturdays and Sundays?

Visits run seven days a week in the daytime. Just say which days work for you.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Let us know about it as you book and we will plan the survey around it.

Does this replace a RICS home survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Does someone need to be in?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Is it a structural engineer’s report?

No. We point out what can be seen, such as sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.

Flying and imaging in Iwade

Iwade is within about 1 mile of the coast, where wind off the sea can be strong. A small drone cannot fly safely in high wind or heavy rain, so the weather on the day decides whether a flight goes ahead. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

Anyone responsible for a site like Iwade School will know that big roofs are where photos from the air and thermal images show the most at once.

Do you need a drone roof survey in Iwade?

Height and steep pitches make close inspection risky. Three-storey houses, blocks of flats and tall commercial buildings are common examples. We fly from ground level and bring the camera close to the roof.

Most people get in touch when they’ve noticed something like this:

  • Chimney tops in poor condition
  • Slipped or missing slates on a high roof
  • Standing water on a flat roof
  • Blocked valleys and parapet gutters

If your house is among the older ones in the streets near Church of All Saints, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

What’s in a roof survey

What happens if roof problems are left?

It is hard to plan maintenance for a roof nobody has looked at. Our report shows the condition of each area. You can tackle the urgent items first. Arranging work in a smaller place like Iwade is easier with notice than in an emergency. A survey gives you that notice.

Every price we give includes VAT, and the written report is part of the package. Prices start from £400, including VAT. Where your roof sits in the range depends on its size, height and access.
